The Lawns is a beautiful 1920s B and B situated in the centre of Budleigh Salterton, just five minutes walk from the shops, cafes and beach. The Lawns has three sunny, spacious en-suite double bedrooms, each of which is elegantly furnished with period Art Deco pieces and has glorious views across Budleigh to the golf course and heathlands in the distance. A delicious continental breakfast is served in the breakfast room.

Having booked a two night stay at The Lawns, our only regret is that we could not stay longer. After a long day of travel from Budapest we arrived in the early evening to the most welcoming of welcomes and were shown to our room which could not have been better. Large, light and airy, and beautifully furnished, the attention given by the owners to every detail, is truly outstanding. From an electric blanket on the bed to fine linens, from quality tea and coffee, in plenty, to a bathroom fully equipped with bath robes and towels in abundance, we could not have wished for more.
Breakfast is served in an attractive dining room and includes fresh fruit salad, cereals in variety, delicious croissant and breads as well as yoghurt and cheeses. Linen table napkins are yet another example of the high standards to be found at The Lawns.
For those with an interest in architecture and interiors, then an added bonus is the way in which Sarah and Alex have worked to restore, extend and furnish this early C20 house.

This is a delightful family run bed and breakfast in the heart of the lovely Devon town of Budleigh-Salterton.
The guests rooms are spacious and each room is decorated in a unique way with high quality furnishings. The bed was extremely comfortable and the bedroom and en-suite bathroom with walk in shower was very clean and well appointed.
There is adequate parking on site for all guests.
The hosts Alex and Sarah are warm and welcoming and discrete. The cold buffet breakfast is sumptuous.
I can highly recommend this B&B where the rooms are as good if not better than many 4/5 star hotels that we have stayed in.

An overnight stay to visit family. The proprietors are friendly and helpful. The bed was the most comfortable I've ever slept in and the bathroom felt very luxurious. Tasteful decor and furniture and a selection of books in case you have forgotten one. Perfect.

We are frequent visitors to our family in Budleigh Salterton and are always on the lookout for places to stay. We heard that The Lawns had recently opened and were delighted to get a room there for 2 nights. We stayed in room 1 with an Art Deco vibe. Very comfortable bed, fluffy towels in the well fitted bathroom and every amenity we could need provided. The continental breakfast was varied and plentiful and the hosts, Sarah and Alex, couldn’t have been more friendly and welcoming! I highly recommend this lovely B&B

We have just spent two nights in this lovely B & B. Sarah and Alex are welcoming, well informed and very helpful. Their house is immaculately clean and beautifully decorated, the room spacious and bright, the bed very comfortable and enormous and off road parking a real bonus. A short walk from The Lawns will bring you to the path along this stunning coastline, a good pub and a great little Italian restaurant. Would also highly recommend the guided bird boat trip on the Exe Estuary with Stuart Line Cruises from Exmouth; just 15 minutes drive from Budleigh Salterton. The Lawns is absolutely the perfect place to stay in this charming little town

Exceptionally clean an spacious room. Beautiful cotton bed linen. Excellent bathroom. Hosts who were attentive and nothing was too much trouble, though there was nothing we needed to ask for as they had thought of everything. Breakfast was a real treat. We had 2 fabulous nights at Alex & Sarah’s top class B&B. Bedrooms are fantastic, light, spacious with really comfortable super king bed adorned with beautiful linen. Generously sized en suite which was well appointed and spotlessly clean. Breakfasts were delicious. Fruit salad, freshly squeezed orange juice, muesli,cereals, selection of yoghurts, boiled eggs,cheeses and pastries. Alex and Sarah were wonderful hosts - we will definitely be back.

We stayed at The Lawns between Christmas and new year and we’re not disappointed. Alex and Sarah were lovely hosts who provided everything we could possibly have wanted for a relaxing stay. Our room was huge with a very big comfy bed and big bathroom. The breakfasts were very good with an excellent choice. This was our first visit to Budleigh Salterton and would highly recommend both The Lawns and the town.

Lovely spacious room with a large en-suite. Owner happy to help with directions and recommendations. Note that breakfast is continental rather than full English, but includes a good range of options.
