Good location, and quiet. Tiny but well-designed single room, with enough coat-hangers (my usual gripe), lighting one could read by, roomy modern shower, and decent towel rail. Excellent breakfast, and exceptional service: when I had to go out too early for breakfast at the weekend, a tray of cereal, croissant and fruit was produced the night before.

Great couple of nights. We had the en-suite room, really nice, had everything we needed. Great location, easy to walk into town or seafront. Breakfast was made fresh, full English was excellent! Rooms were cleaned / restocked of tea/coffee daily. Would definitely come here again. Nice easy going atmosphere.

Boyfriend and I stayed for 2 nights. Extremely reasonable price, lovely room, lovely breakfast/service , quiet, very very clean and a fantastic location. Perfect place for nice pubs and restaurants, near enough to the centre to walk. Would recommend.

A Reasonably priced guesthouse in a great location with a warm Welcome It was also clean ,tidy and modern .we were in room one second floor ensuite.It was just what we were looking for . Parking in the street for £6 per night or at the bottom Of the rd for £10+ all day and night And for us everything...

Proper service, friendly, efficient, thoroughly enjoyable. A super welcome from Tony, comfortable room which is cleaned every day - unlike some 'hotels' elsewhere in Brighton where this is not the case. Actually much more than a guest house. Breakfasts are generous and of excellent quality in a very pleasant dining room. Fresh flowers in the hallway are just one indication...

We stayed for one night on a flying visit to Brighton, and this place was wonderful. Lovely clean room, excellent location, and a wonderful host in Tony. The morning after our night before, we awoke to a wonderful full English breakfast, and Tony was once again on hand to save our bacon, as well as cooking it! Would certainly recommend...

First time in Brighton , very impressed by room very well appointed even a fan in the room , the bathroom and decor was to a very good standard . The only downside was to get to the room the staircase was very steep and narrow . Proprietors Tony and Helene were extremely welcoming and helpful with information and help...

It would be difficult...and unfair...to try to find fault with this small budget guesthouse. Situated in a quiet street between a main shopping street and the sea front it looks rather modest from the outside. But it would put many larger and much more expensive establishments to shame. With fresh flowers in the hall, it is spotlessly clean and well...

My wife and I stayed here for a couple of nights, we arrived early so we rang and Tony explained it's not a problem he was at the cash n carry would be back in 30 min. So we were able to enter before 1130 , I brought parking permits from Tony so we could park in the street £6...
