Stayed here for one night. My room was cosy and clean, had everything I needed and staff friendly. Breakfast freshly cooked to order. Tea and coffee making facilities in room, comfortable bed. Would recommend.

Stayed here Friday 18th and Sat 19th November. This bed and breakfast is NOT a 4 star that it advertises, very disappointed.......it really needs a freshen up. This hotel at first seems a little far from the action being located in nearby Hove, rather than near Brighton sea front. Frank and his assistant at breakfast are excellent. Franks professionalism deserves a special mention. Level of cleanliness very good. However, this establishment needs updating and is showing signs of neglect due to lack of investment. Bedding very good but carpet has stains. Really enjoyed our stay at this hotel very clean and well presented. Hotel staff were lovely and couldn't do enough to make our stay worth while! The breakfast was brilliant Best poached egg I've had in a long time :) very well recommend hotel!!! would most definitely stay here again Very Happy customer

Arrived late, which wasn't a problem. We were sent a code in which to get in and our room was ready and left open for us. Too many negatives to give a good rating unfortunately. The room was small, dirty and in need of a major refurbishment. Blown light bulbs. Broken shower head. Hole in the wall.
