12 days in Aegean in Kos, was booked as soon as we got back from our last visit in September 2023. Me and the wife love this place, the staff the location, the facilities are all fantastic. Room cleaned everyday by the excellent cleaning team, restaurant food will more than do, an excellent (well maintained) pool, nicely kitted out gym. All of the staff can't do enough to make your stay great.
Location is a 20 minute walk from the town, great shops, excellent restaurants and cafe's to stop off and enjoy the food and views, but we found some of our favourite restaurants were only 10 minute walk from Aegean Houses. Every evening after excellent food we ended up back at the bar @ Aegean, meeting other guests and getting treated like royalty by the staff at this place, always looked after and nothing was too much effort for them
Plenty to do, lots of great beaches with or without water sports only a few minutes walk, boats trips from town, ruins and history all over the place
It's our 3rd year in a row to this place and we have just got back and are already talking about booking for next year
Arrived around 11pm to a warm and friendly greeting. Went to our room and it was a pool view room on the ground floor (walked straight out of our patio door and onto the pool area) - Room 212). I did email my request for a pool view room prior to arrival and on this occasion, it was honoured.
The room is well equipped with self catering facilities, safe, lovely shower, comfy bed, exceptionally clean, with air con units in the bedroom and lounge area.
Breakfast is buffet style but served to your table by Mario (who is always smiling).
The bar area is run by Kyros, who is extremely friendly and again, always smiling.
The hotel is absolutely spotless, very quiet and even the sunbeds are comfy.
It's a 10 minute walk into Kos town with bars and restaurants on the way.
All in all, an excellent stay and most definately recommended.
Our one bedroom apartment was large with a double balcony,and super view of the pool and bar area.It had a well equiped kitchen area,separate lounge area,a large bathroom with a shower that did not go all over the floor,large bedroom with plenty of hanging and storage space,all kept lovely and clean by the housekeeping staff who came in every other day,changing towells and sheets on each occasion.
The pool was large with a separate shallow paddling area for children, a jacuzzi area,and plenty of sunbeds and shades.
There was a small childrens play area and a torture chamber ( gym ) which we did not use ( we were on holiday after all )
The bar area had an outdoor terrace with sunny and shady areas and could also be accessed from the large reception/lounge area.We did not use the food area so cannot comment.
Leaving the best till last,the staff.From the minute we arrived to the day we left the staff were always cheerful,helpful,and all went out of thier way to make our holiday as carefree and relaxed as it could be.The managemant should be extremeley proud of them.
This was the first holiday we have taken out 2-year-old on and im so glad we picked the Aegean Houses. From the moment we got there they couldn’t do enough for us. We had been delayed 4 hours and didn’t arrive until 5am. Once we got there the night receptionist refused to let us carry our luggage and took us straight to our room and said not to worry about checking in until we had a sleep. He was also worried we has not eaten so left a plate of cold meats, cheese and salad in the fridge for us.
When we got into our room they had set up a baby bed for out year on, changing table and set up baby monitors in case we wanted to sit on the balcony.
Everyone from the cleaner to the bar staff were fantastically friendly and also went out of there way to make a fuss of our boy or just to chat to us and have a laugh or a joke.
The bar does amazing food and drinks and have a great atmosphere
I could go on and on but in short if you have the opportunity to stay here you wont regret it.

The bar and restaurant are first rate. Reception will do all they can to ensure your holiday runs smoothly.
Located close to a large supermarket and several tavernas, yet only a few minutes from the beach. Walking into Kos Town is easy and takes 15 to 20 minutes. Buses stop outside.
Location- the location is within walking distance of Kos town with bars and restaurants on the way. It took a few days for us to find other pockets of restaurants but overall spoilt for choice.
The hotel - pool area was great, could always get a sun bed, area clean and pool a good size. The gym was small but appeared to have lots of equipment (many of which didn’t work). It was also only open between certain times so didn’t use as much as we would have liked. The communal shower wasn’t great, we had to use this on our last day. Lots of hens and cockrills around the hotel but the noise didn’t bother us too much.
The bar and restaurant - food during the day was good, on an evening not so much. This was disappointing as we would have liked to eat there more. The bar was good and the staff great but expensive. The cocktails were always nice and well presented. Would have drank more there late afternoon and on an evening had the prices been more reasonable.
The room, we paid extra for a superior room. Glad we did because even that wasn’t great. It was a squeeze for the four of us and we had to live out of the suit case as the storage wasn’t enough. The kids were on sofa beds with not much room and zero storage available to them. It was well equipped with kitchen items. The bathroom was a little grim, the grout was black, shower curtain stained and needed an overall refurb.
The water got turned of a few mornings in a row which we complained about, the hotel did nothing to help and neither did the holiday rep. It wasn’t great being unable to flush the toilet, shower etc when you are a family of 4. Even though they didn’t handle the complaint well, the water never went off again.
Overall good location, nice pool area, over priced bar, room need a little renovation and consideration to if they are big enough to accommodate a family of 4 with older children.
From day 1 we were treated like royalty by the staff. Mango juice on a hot afternoon arrival. We checked in and quickly got our swimmers on and jumped in to the lovely pool to cool off.
The apartments are a good size, the beds are very comfortable, it seems all the rooms have twin beds either pushed together or apart depending on preference, we had ours together and they were made up individually, this was not a problem for us at all. Air-con in the bed room and living/kitchenette room to keep us cool whenever we wanted (average temp in August was 35c for us). All the staff were amazing and couldn't do enough, the food was great we ate lunch and evening meals but the choice around the apartments was great. Only a 20 min walk in to town, road lined with bars, restaurants and shops as well as all the shops in Kos old town. I would highly recommend

The aircon was a little tired I suppose after a hot Summer. It worked but could have been more efficient at cooling.
The safe had an issue on our arrival but was sorted as soon as we reported it. Unfortunately the balcony door from the bedroom didn`t lock but once you realise that Kos town is very safe then we soon adapted to it. Its worth it to mention that the lovely balcony of 316 does not get any sun at all which for us was quite pleasant as it kept the room cooler. If you are wishing to sun bathe out on it then there would be an issue.
The hotel itself is lovely. It could do with a little cosmetic touch up here and there but on the main its lovely.
The staff and especially the bar staff are really friendly and serve the best Mojito I`ve had in a long time.
We never ate here but the breakfast spread looked nice but we prefer to take breakfast in our own room on the balcony at leisure.
I would recommend that the hotel provide a secure place to store luggage for guests who have late flights.You have to vacate your room by 11:00am and you have nowhere secure to leave your luggage except in reception.
When all is said and done we would stay here again.
The Aegean Houses have the most amazing staff I have ever come across, nothing was too much trouble, from reception, bar, restaurant, to cleaning staff they were all fab.
They remembered our names straight from the start, knew what drinks we liked, helped us book trips, recommended places to eat, I could have stayed another 10 days 🥰🥰
I can’t recommend this place enough, we will definitely be back ❤️❤️❤️
Be aware that people did reserve their sun beds in the morning with a towel. Therefore, you had no choice but to do the same if you wanted a sun bed for the day.
Aegean houses are a good ten minute walk to the beach. My only complaint which has nothing to do with the hotel is that there is a massive cycle lane along the main walk way, with little space for pedestrians to walk in a save place. You were constantly beeped out by the cyclist to make way for them as they drove by.
