Total tranquility and sleep with the sound of the sea, cicadas, crickets and frogs. The couple who run this property are ready to help you with any need and offer as services through local partners boat tours to the surrounding islands, in-room massage and scooter rental for 300THB/day. Good breakfast with freshly prepared eggs, fruit, really delicious pancakes, sausage and ham, bread and jam. Great coffee too.
Perhaps it would be useful to bring forward the scheduled breakfast time from 08.30 to 10.00; however the owners are available to meet any needs and offer breakfast before, if necessary.
The beach is ugly enough to swim, but in 10 minutes you reach beautiful beaches.

Affordable place on the Island, super chill vibes, the lady who runs it is SOOOO sweet and has a good heart, breakfast is all you need, VERY good fluffy American pancakes, after this I stayed in a resort, but it did not have the charm of Beach front...It's simple, but good!! also a great place to escape 'resort people'. Kayak was free, good price for a scooter also. thanks.

Stayed here for 4 nights with my partner. Room itself was rather basic but that added to the charm of the place. Perfect location (beach front) offering a lovely breakfast in the mornings and with mopeds/kayaks available at a good price. Prone to ants and mosquitos coming in but bed has a bug net on.

very disrespectful owners (they look at you like you are trash), the lady likes to scream at guests due to some of here complexes. you can really feel that they only see the money which you bring and they would prefer just the money than to be next to you. in the room we had cockroaches which were really ugly. the bath and toilet also stinks and smells bad.

The place looks like nobody takes care of it. Plastic and Glas everywhere on the shore. And on the whole Island really! What is wrong with them, to dump there f... garbage everywhere. Horrible! It's so dirty, I feld really bad. No swimming possible! Not one's! Breakfast okay! The Bungalows on the Seafront are very pretty inside. After 2 days the water in the Bathroom was brown at stinks rotten. Horrible too! I never ever would go back! What a disappointment!

Once arrived on the island, it was just a search for our stay, since my booking app did not mention the correct address.

Upon arrival we were warmly welcomed with welcome drinks and the radiant smile of our hostess for the next three days.
It looked as described and our backpacks were carried to our bamboo cottage, while we threw ourselves on the extensive menu in the accompanying restaurant.
The breakfast is simple, but more than fine.

They rent a scooter for THB 300, - per day and provide you with all the information you need.

We enjoyed the peace, hospitality, the food and the island.
Recommended!

My friend and I stayed at the Koh Yao Beach Front for 1 night and absolutely loved our stay. First, the owners are extremely friendly and offer an extensive menu of delicious goodies (recommend cashew chicken & fried rice) to order from. The rooms themselves are bungalows located right on a beautiful beach with the softest sand I’ve ever set foot in. The bathroom was the coolest bathroom I’ve used, located outside fenced off. There are hammocks and kayaks available for use. The hotel also rents out motorbikes, although my friend and I rented ours from the pier. Overall, unforgettable experience and worth every penny.

If you are looking for the quintessential bamboo beachfront bungalow from yesteryear, complete with an outdoor (but enclosed) bathroom, this is the place for you. If you hate bug bites and are squeamish about encountering a frog in your bathroom, go somewhere else.

This resort is on a nearly empty beach, only downside is that it turns into a sand/mud flat at low tide. WiFi was really good and the breakfast buffet was as hearty as I’ve seen in SE Asia at low/moderate end guesthouse and resorts. Kayaks are free for guest use; motorbikes rent out at 300 baht for 24 hours. The restaurant is good, but I do recommend going across the street to Jikgo’s for dinner.

I’m giving this 4 stars rather than 5 because they provided only 4 lounge chairs on the beach for the entire resort, roughly 14 cottages. I also found the staff to be somewhat subdued, not unfriendly, but not exuding that warm Thai hospitality we so thoroughly enjoy. My wife would probably drop an additional star due to the many bites she (but not me) got from no see-ums. My recommendation is to bring plenty of bug spray and start using it when you arrive, not after you discover how much the bugs love you.

We stayed 2 nights and I wish we stayed more.
The place is located 30 min walk from the pier and you will not get a better view than this.
The bungalows are simple, with an outdoor shower, free water, soap and shapoo.
The breakfast starts at 8AM and it's lovely - bread, eggs, sausage, slice of ham, coffee, margerine and gem. Fruits at the end.
The scooter to rent was perfect, and no paperwork or deposit was beeded.
Very quiet, very clean and an amazing atmosphere with the cleanest beach also.
Definitely recommend and the host is lovely also.

For real - rent a motorbike and ride it around all day. You’ll be able to come back to the best bungalow on the entire island with a super cool hut right on a gorgeous beach, includes an unbelievably delicious and easy restaurant and many free activities including kayaking. Host was so nice. Whatever you do stay here and order the cashew chicken

Is there air conditioning available in any of the beach huts?
Answer from Bart H

There is a fan in all huts, no aircon. With the fan and the sea breeze we were fine with the heat, if you're used to a bit warm weather it's fine!
