i have been coming to this guesthouse for 15 years.it has crown molding, tile floors, tile walls and green surroundings. It is not a five star place, maybe the hot showers don't work, maybe the tv's don't work, maybe the ac doesn't work, but the prices have not changed in 15 years. The folks that run the place are kind and helpful. Buy them a coffee or a beer as a tip because they cleanup after you for small pay. This is not the best place in Laos, but it is the best cheap place in Laos.

The rooms are pretty much standard for what you find in Savanaket, but actually were a little nicer and cheaper than other places I have stayed. But the biggest thing was that the owners and the staff were nice. They really seemed happy to book the room and get us in there. Bike rental and wireless internet access at reasonable rates. OK food and beer laos at the restaurant. Central location.

I stayed here for 3nts in October and was really happy with the place. I was travelling alone and safety is important to me (having had my room robbed elsewhere), I felt very safe here even coming and going in the dark. I opted for the cheapest room type available which had only cold water and no frills (tv etc) but the weather was so warm I didn't need the hot water and the room was spacious enough with a comfy bed. I think i paid $4-5 a night. It was sometimes difficult to drag the staffs attention away from their little dog but they were quite friendly and helpful. I ate several meals in the restaurant and the food was good, no Internet in my room but good reception in the restaurant area. The only thing they couldn't provide was motorbike rental but it's only a 5min walk to town to rent one so no biggy.

We stayed for 5 nights while we sorted out visas for Thailand and Vietnam. It could have been a great stay.
However, I would never, ever bring my children back to this place after what happened.
Our children played in the courtyard on many occasions. It's a fairly big, open space, which is swept free of dust regularly by the cleaners. As children do, they picked up some sticks and stones along the way, and made some simple games from them. What I didn't realise until it was much too late was that this was a problem for the staff. They never once mentioned that they had an issue with the places or the games that the kids were playing, otherwise this could have all been resolved by us simply asking the kids not to put sticks or stones in the courtyard. All they had to do was ask us! We are really not that difficult to approach, are we?
So, we were sitting in the indoor seating area, packing up our books after having just finished some home schooling, and the kids had just gone to play outdoors. We heard a loud banging noise, and a man shouting, "IF YOU DO NAUGHTY, I HIT YOU!" We rushed outside to find one of the men who works at Leena standing over one of our daughters, banging a wooden broom handle on the floor and then holding it high over his head, threatening to hit her with it. Needless to say, she was terrified. At age 8, she had never experienced anyone being violent towards her before, and to say it made my blood boil is an understatement.
When we tried to ask him what the problem was, it transpires that he has been annoyed for days and days by the sticks and stones left in the courtyard. OK, so I can sympathise with this, if you are trying to keep things nice and tidy. But seriously, it wasn't that bad. And why oh why could he not have simply asked us to stop the kids? We could easily have resolved this.
We were checked out within the hour, never to return.
I would not take children to this guest house, they are not welcome.

We have never stayed at a place were the staff is so unfriendly and desinterested as in this place. We asked if they had an AC room available for two, and they just pointed at the pricelist and handed us a key. We checked the room first, it looked old, cramped and decrepit and full of mosquitoes, but we decided to take it (although we found it a bit overpriced for 10k kip). We had to pay the room price in advance. That night we discovered that the AC wasn't working, after every half our it stopped and we had to turn it on again. We didn't sleep all night because of the heat. Next day we complained about the non working AC and requested another room. They didn't understand a lot of english (or they only understand it if it is in their advantage), but after a few hours when were able to check into another room in another building. This room was a lot better; bigger, better bathroom and an AC which was working fine (but again lots of mosquitoes). We didn't pay in advance for this room, so after two nights when checking out we wanted to settle the bill with the price of a room without AC for our first night without working AC. They didn't agree on that, saying that we had AC the first night, that we didn't told to them it wasn't working, which we did tell, they didn't want to do anything for us. We would normally never do this, but we payed only 150k kip and left... I'm sure you can find better places around to stay, but if you decide to go here, check different rooms in all buildings, because they varies a lot.

I have NEVER written a negative comment and I have been around a lot of places. I will just say that the personnel was rude, the rooms uncomfortable and wifi sucked. Do not book via booking.com, if you just show up to the place you can have rooms for 50 000 kips but you will pay 130 000 kips for the same room via booking. Don't be worried about accommodations, there are tons of guesthouses not advertised on Internet.

Ok, 460 baht..... A/C unit isn't big enough for the room, the wifi is slowwww, but it's clean n friendly. If there were a fan to assist the A/C it'd be bearable, god knows how I'm gonna sleep tonight. On a plus note, there's small shops and local restaurants just up the road.

The rooms, prices the location are ok, but the attitude of the staff is awful, and it's not because of the language barrier. There is a very unwelcoming atmosphere and we did not enjoy our stay. I would not recommend this place, and would rather give my money to nicer people.
However, The bicycle reunt in front of the guesthouse is very friendly with good condition bicycles. He will also give a discount if reunt for few days.
