Detailed Reviews
The room was ok, clean and tidy and spacious, the staff were friendly, laundry was cheap, the free breakfast was a bit light but ok, so reasonable value for money. The hotel next door had a good restaurant for dinner options.

The staff was not helpful or even nice. The room was spacious and clean. I will say the very large terrace and the view from the 5th floor was beautiful! The complimentary breakfast was good. It's located within walking distance of the Thai embassy. Be careful of the taxi and tuk tuk drivers. They will rip you off.

After reading about the elevator situation, I called ahead to make sure that it is in working condition before I booked a couple of rooms for our group, which include a few seniors who have difficulties with stairs. We stayed there overnight to visit a school.
There was a old annex but we stayed at the new 5 storey building.
After getting our room keys and trying to go to our rooms, the seniors found that the elevator doesn't land on the 2nd floor, and there weren't twin rooms available on other floors as they were booked up when we were there. So yes, the elevator is working, but note it does not stop on the 2nd floor! Don't ask me why.... We resolved it by having the seniors get off on the 3rd floor and then walk down 1 flight.
I got to stay at the suite, it's a huge room with a sofa set, but I hardly find it useful. The sofa is a wooden bench with pillow-like cushion, so you can't really have another person sleep on it (we were 1 room short).
Otherwise the room is clean and it's a new building so things are working in general.
No breakfast within the hotel but there is a small cafe next to it and the food was good.

Its new. Beds are excellent (hard), towels thick and new. Clean and spacious rooms. But not place to open the suitcase, no coffeemaker, no filled minibar, no desk, no hairdryer, no complete set of toiletries (they claim 3 star hotel service/quality/price) Reception is just a simple counter. Stairs up to the floors are to steep. Furniture in the rooms if from very cheap materials. They claim to be a 3 star hotel. No way. Its a nice guesthouse, but not more than one or two stars. Big problem is, the walk-in price is variable, I booked by internet a special deal for 930 baht excluding breakfast. The guests walking in with me (no reservation) got the same room for 600 baht. And that not all, for breakfast you have to go to another building outsite, Very small room for breakfast, limited and overpriced choices. For a local coffee you have to pay 'Starbuck' prices !?!? Better go to the restaurant opposite, they also have only a limited choice, but at least for normal prices.

The young lady staff is so polite. Appreciated the staff could let me enter my female dorm room before the check-in time. I was extremely tired since my flight just reached Vientiane.
However...... That's tiring to walk to the top floor (5th floor) .😑😑

We stayed one night and it was comfortable, clean and convenient. The staff were sweet and didn’t speak a great deal of English, but no matter. The breakfast was also pretty awesome. Good value for the money and a decent location.

This a good, clean budget hotel, situated very close to the main bus station and a 10 minute walk from the Thai consulate.
We were given a room in the annex, which is a French colonial style house next to the main hotel. The history of the building showing photographs of the previous occupants were on display. The room was large with high ceilings, well furnished; good wifi, good aircon and very clean. The bed was comfortable queen sized. The bathroom was good , with powerful hot water shower. - clean towels, soaps and shampoo provided.
There was a small restaurant providing a good selection of local and western style food. They also sold Laos beer and very good coffee. There is an excellent Laos sandwich stall across the street selling baguettes which are delicious.
The only down side was the distance to the riverside and downtown areas of the town, with restaurants, bars and other attractions. Tuk-tuks were readily available, but are not metered and required a price haggle every time one needed to go and return to anywhere .
Summary - ideal for a visa run, but the area is quiet at night and a distance from any night life.

This was my second stay at Avalon.
No surprise there, clean and comfortable enough rooms, with one inconvenient: for some reason the management appears unable to fix the TV signal which is awful.
Otherwise, there is always someone helpful at the reception, where they make photocopies, if needed, free of charge.
There is also a small restaurant attached to the premises, which is convenient considering the vast distances one has to cover when moving around this city.
This is a place that I would recommend for visitors who are not here to enjoy the scenery, but rather on a visa trip, because it is close to the bus station and the consulates.
