I have read favorable reviews regarding the location of this hotel. But I must tell you this , it is not all a garden of roses. From Narita Airport to this place I only spent 1,030 Yen as my train fare using the Kesei Main Line. The train ride was smooth . clean and on schedule. Now here comes the hurdle. Once you arrive at Nippori station there ain't no escalator nor elevator that can take you down the street level. With my 2 extra large luggage and those thousand steps down the stairway it was really quite an adventure reaching the street. When going back to the airport using the train you have to climb the stairway again to get to the station. This is triple the agony. The hotel is fine bathroom, bed are clean though room is small but who cares about the room when you are having fun all day in Tokyo. The only downside of this hotel is the Japanese person who is in charge of the counter late at night, not only does he looks sleepy but he hardly speak English too. Everytime I ask him a question he would always respond .."wakaranai".. I guess you cannot disturb him while he is sleeping. And lastly , in fairness, I will stay in this hotel again. The area is in a quiet neighborhood and the location is really excellent.

Room Tip: The rooms located at the upper floors has good views of the city.

It is very close to Nippori station which is somewhere between Ueno/Tokyo and Ikebukuro station (so you can easily visit these 3 locations by JR). The area is less crowded and there are several convenient stores and many restaurants nearby.

The hotel and the room is small and a bit old but clean. You may have a hard time taking shower or using the toilet seat (double standard room). They have vending machine room and laundry machine easily accessible. The view from the window is good from level 7 and above. They have free wifi but you will need to enter their access code every time you disconnect and reconnect to the wifi. No room cleaning service but that's okay if you just stay here for a day or two.

I would give this hotel as satisfactory (I would give it 3.5 stars). The room is a bit costly for the hotel size and conditions. However, booking, check in and check out process are smooth and efficient.

Room Tip: Double bed room is very small so try twin bed or other room

We chose this hotel for it's strategic location because it's easy to reach from Narita Airport using Keisei Skyliner. From Narita we stopped at Nippori Station and walked for about 500 meters. From Nippori station, we can reach all places in Tokyo using Yamanote lines. To Asakusa/Skytree, we can use bus from Nippori station for 210 yen.
The staffs are friendly and helpful.
Small room but it's okay since our daily activities outside hotel and we need it only to sleep and shower.
The price is reasonable for our budget because everything is expensive in Tokyo.
There is laundry machine, and it is easy to use. Prepare 500 yen coin to use it.
The neighbourhood is nice, and we have to threw out garbage ourselves in the back of the hotel.

Room Tip: ask room facing the road.

Ok, I know a room in Tokyo can be expensive, especially during weekends and holidays and I won't blame the hotel that adds some to its price, but there is a limit to that as far as I am concerned. This was both the most expensive hotel and most poor hotel during my two and a half Japan week trip. I did not know this chain beforehand and it appears to be some kind of no frills hotel. No everyday cleaning, no one at reception after 1000 pm, that kind of stuff. Nothing wrong with that, but that should be reflected in the price. And that was not the case. Yet their info card on the counter says "best price". Yeah, right, but not for me. Place could do with a refurbishment. Rooms look worn out. If you have to stay here ask for a room on the higher floors, cause on the second floor it felt like Uma Thurman was doing her Kill Bill motor scenes during the entire night. Only plus is the location if you arrive from Narita airport, short walk from Nippori station.

i stay in double room with small double bed
the bed is comfy and clean.
bathtub is also available in bathroom, which is great for relax after long walking day.

the staff is ok.
there is also luggage storage for free

close to nippori station, easy to access narita airport by keisei train or skyliner
