Yes exactly the rats were the ones, who spoiled the whole opinion about the Yes guest house.
Will write about the rats first, just as a warning. The rats were luckily not in my room but two elderly ladies had that horrible experience, their fault was to leave a balcony door open but that's not an excuse to have rats in the room running around.
Otherwise I would say Yes is okay. Room was spaceous enoug, bathroom as well, hot water was available almost all the time. There was a fridge and a tv.
The cleaning was available on demand and if you want then also on daily bases, though the quality of cleaning was rather poor, sometimes it was difficult to understand wether just a bed was made or the room was cleaned as well.
The location is really good, just on the beach road but if your room is on the side of street, it can be a bit noisy.
I wouldn't say the owner was too friendly either in comparison with other Goan people, it was the first guest house in Goa I have stayed and I would not go back there!

The owner said the rooms were booked to full and clear trip messed it up. The owner was helpful and shifted us to a different boarding place. The rooms were ok. Did not get 4 rooms as booked. But we were fine as accommodation was sufficient for our group. Would not recommend as there are better deals available out there. Place is too far from the happening beaches.

Stayed here for six nights in the first week of November. Room 4 has a small kitchen and large balcony overlooking the road and the house on the left. Lost of natural light and fresh air in this room.
Room 1 has a smaller balcony but adequate sunlight. Room 3 is larger than other rooms but gets no direct light and hence a little dark and dingy.
All bathrooms are basic but clean. Hot water is limited in supply but adequate if you follow Mr. Dominic's directions (The water is heated using solar energy hence limited quantity). You can get the rooms cleaned on request. Every room has a mini fridge and an electric kettle. The fridges are not very clean and the kettles in room no 4,3 and practically unusable. I would urge Mr Dominic to probably replace the kettles and get the fridges cleaned.
All the ACs do their work perfectly. Small televisions in all rooms except room 1 (which has a larger one).
Mr Dominic is very kind and helpful and soft spoken. He also own a scooter and a Wagon R which is available for rent for the residents.

The location of the guest house is great. Two small convenience stores with most things available in close vicinity. The Majorda Beach (For the ones who love to relax with less people around) is aproxx 500 mts walk from the guest house. Lots of restaurants around with some delivering to the guest house also.

In this price I would not expect better infrastructure but yes Mr Dominic could pay attention to smaller details like changing the sheets at least once every two days and other things like the kettles and fridges.

Recommend it for budget travellers. Would stay here definitely on my next trip.

Room Tip: Go for rooms 1, 4
