Villa Herencia is absolutely beautiful - the common areas, my room, the roof deck. It is not a high-end, luxurious hotel but its charm, decor, and staff make up for it. My room was on the ground floor and quite dark and while it was possible to open windows I would have lost privacy. It didn't bother me too much, though. The room was nicely furnished, with an awesome painting (cool paintings throughout the hotel), a comfortable bed, and a very cute, spacious bathroom. Everything was very clean. The staff is extremely nice and so welcoming. The location couldn't be better - it's right next to El Convento, a short walk to Castillo San Felipe del Morro, and a very short walk to the heart of Old San Juan. I loved it and can wholeheartedly recommend it.

An interesting place. Our room had no window, was in the Spanish Colonial style (in fact it was probably built IN the Spanish colonial period!), and you can't ask for a greater location, in the heart of Old San Juan near the cathedral. That said the room was tiny, without space to even store our suitcases. Limited storage for clothes and very few dresser drawers. No restaurant and breakfast should be ordered the night before. Staff was very helpful and friendly. Our room was quiet (except for the tour group shouting hellos at 11 PM), Sooo - try it for charm but don't expect a lot of space.

Room Tip: downstairs rooms have no windows. Upstairs may have them but you would have to lug your suitcases up a long flight of stairs

Dear Den - Thank you so much for your great review! Indeed, the Villa dates to 1771 and the space and location provided are just what was planned for in that Colonial Era. We have built some efficient closets in the smallest rooms so you feel a little more space while taking advantage of every corner. We hope you visit us again and try some of our terrace rooms with balcony that opens to the roof top terrace.

We hope to see you back again!

This hotel B&B was not what I expected. I was pleased with the room and roof top terrace with the claw footed bath tubs to cool off after a hot PR sun. The breakfast was enough to get you started but not a full meal. My complaint no hot water, with that being said the water was cool in the afternoon it was refreshing in the AM it was uncomfortable. The bedding was very comfortable. This was a pleasant surprise and quite close to the fort. The best part of this B&B was the staff, amazing they did everything possible to make your stay perfect.

Stayed one night last week prior to a cruise and absolutely fell in love with this place. It is located in the heart of Old Town and within walking distance to everything. Upon arrival I was greated by Natalia who was absolutely the best host you could possibly meet. She was so thoughtful and helped make my stay most enjoyable with tips on what to do and the best restaurants around. The property is so elegant and clean from the rooms to the public areas. Housed in a 273 year old structure, it is just stunning. I had booked the king room upstairs which was wonderful, made up of three rooms plus the bath and a private balcony. Also, the upstairs boasts a huge veranda which overlooks the Cathedral. Breakfast was outstanding and Natalia even arranged for a cab when I was ready to proceed to the cruise pier. I highly recommend this property...and I plan on booking here again when I return.

Room Tip: Book the king upstairs if available.

We stayed at the Villa Herencia in March for two nights and simply loved it! It was very hard to leave such a beautiful inn with charm at every turn and is so beautiful. The rooms are a bit small and decorated in a lovely way. The property is over three hundred years old and an old convent - so much history. We found the the whole property to be very clean and loved the fountain in the courtyard. The staff was wonderful and so personable! We were greeted by Marcia who was very friendly and welcoming. Natalia was another staff member with whom we spoke expensively. It was Jonathan who was on duty both days we were there and gave us fantastic recommendations for local places to eat! He is very friendly and accommodating ~ be sure to bring him a 'quesito' from Cafe Mallorca if you go there for pastry. Breakfast is a simple continental style served in a beautiful dining room and the coffee was great! Would definitely make this inn our first choice when returning to San Juan!
