Helms Inn is an amazing place to stay while in Victoria. It is right behind the Royal British Columbia Museum and an easy walk to most of the main sites--Parliament, Empress Hotel, harbor, etc. The staff is very friendly and helpful, our room was quite large and included an ample kitchenette, which was very handy (and $ saving) for simple meals. It's an older building but very well maintained and comfortable.
There are a couple situations to consider: there is no elevator and street-facing rooms can be noisy. We didn't mind walking stairs and we used earplugs.

Room tip: Request a room that doesn't face the street.

We were here for the second time and we stayed in the Montroyal building, in room #105 on the ground floor. It is a spacious one bedroom suite, and nicely renovated. The bathroom toilet though, was filthy even though it said sanitized on the toilet, We noticed also that the bathtub obviously had a leak, and there was a small hole in the wall, where we saw a spider coming out of it. There was also a carpenter ant on the sink counter. This is an indicator that moisture has got into the wall, and could lead to a mould problem. We called the front desk, and someone in housekeeping came promptly and cleaned the toilet. The suite could have been cleaned more thoroughly.

. The beds were comfortable, and the staff were friendly and helpful. The kitchen needed to have oven gloves and more that one tea cloth. On a lighter note, there was a large spider on the living room ceiling, so we called the front desk and they came very quickly, and dealt with it. That was service!

Other than that, it is a great location, and if these issues are dealt with we might consider coming again.

Room tip: Rooms in the back of the buildings are quieter

We've stayed here a couple of times before, and it is now our home away from home in Victoria.
Pros: Friendly staff, very clean, remodeled older building with better than average finishes. Location beside the Provincial museum is excellent. Walk to all the inner harbor and downtown shopping attractions. One of the few places left with real kitchenettes: full sized fridge, stove, counters and cupboards with all the basics you need for food prep, including microwave, coffee maker, kettle, etc. Since I have dietary issues, this is huge for me.
Cons: No elevator so you have to drag your suitcases up the sometimes narrow staircases. There are three buildings, of three different vintages, with separate entrances so finding your room can be tricky at first. In our case, the friendly check-in man offered to help with one of the suitcases, then took off without explaining how to get to our room. We dragged our stuff up, and then down three flights of stairs in two of the buildings, before discovering our room was on the third floor of the third building. Makes a good story now, but... Lol.

Staff was extremely accommodating Suite well equipped even tho we did not need to use kitchenette. Beds comfy, room and building were quiet. Would definitely stay here again. Very good price and well located, close to bus line, parliament, waterfront, ferries.

We stayed here because it is walking distance to attractions and restaurants.
The staff were friendly and the room was very clean. There is no elevator but this was not an issue for us. If you have mobility issues there are ground floor units. We will definitely stay here again.
