We found this place by accident after unsuccessful bars to our taste. Once we found the right door to enter we were greated with a really friendly guy who used hand sanitiser before even serving our drinks! We ordered two pints of carling which was only £2 each! After our general chat we had been told that the ladies bathroom was under construction (more toilets put in) and couldn't be apologetic enough. The regulars were friendly too. As soon as found a table to sit we both felt so comfortable we asked for information on booking to stay there for the future. Once the bar area quitened down we moved to the bar and stayed until just before we were due back to the hotel for dinner. The bar man called us a taxi and all was good. We tried to go back the following day but unfortunately it was closed. When we go back we would plan to if not stay here then at least make this our "local" for the time were there.

Negatives:The advertised picture is way out of date.
The B&B has now made the ground floor a mini night club/bar. TV problems with wires hanging down, carpet in need of a clean, no bedside tables, Door handle of our room was nearly off, glass inner front door had a temperamental lock, toilet was designed for a slim person and nowhere to put shampoos, tooth brushes etc, price of room you need to add an extra £3 transaction fee, bed valance was dirty and ripped, Breakfast only served 9am-9.30am and you have to stand outside a locked door until then, breakfast service you sit down (in the bar) and get served a full English (no choice was offered), white toast served - no choice offered, no fruit, cereals or yoghurts offered for breakfast. Warning to vacate room by 10am or extra charge imposed.
Positives: reasonably sized room, well priced for the area

Room Tip: Think carefully - looking for an economy room for a night out on the town then this should suit you fine.

We're sorry your experience with us was such a negative one. We value all feedback, good or bad. Without it we would not be able to improve our business.
You are correct in saying some of our pictures are out of date and we are currently working on a new website and will be totally revamping our online advertisement in the new year. Like most small businesses in the current economical climate we have to diversify in order to ride the storm and survive. We took the decision to downsize the hotel by reducing the number of rooms to incorporate 2 self contained flats on the upper floor and to turn the ground floor bar/lounge area into a public bar simply because 7yrs experience showed us it was wasted space and generated little or no income. It is a large area and with our location lends itself into being a public bar. Work is on-going and we hope to have it finished and ready for opening in the not too distant future. We intend to put on various entertainment in the hopes of attracting more custom and therefore generating more income.
The room you booked is our one and only triple room and tends to attract younger parties of the same sex who come to the resort to party and because of that it does tend to take a few knocks. When the third person in your party failed to show we would have been happy to change your room to a double....had you asked.
We are at the end of the 2015 season and as with most B&B's we will spend most of the winter months going round the rooms redecorating and refreshing where needs be. The room you occupied is at the top of the list to be totally refurbished which will include redecoration, new curtains/carpet, furniture and a new wall mounted flat screen TV.
My partner and I used to make up all the rooms ourselves but now employ someone to do them for us, I have spoken to him to address the issue of the loose door handle and the valance and you are correct in saying there was a problem with the door handle and I have replaced the loose screw so it is now secure, the valance has been replaced.
In regards to the size of the toilet, I am assuming you are referring to the size of the en-suite and not the toilet itself as they are of standard sizes. The building is of Victorian era and was never designed to be a hotel or have every room incorporate an en-suite. When I purchased the building some 9yrs ago the only facilities were 1 toilet and 1 shower on each landing for all guests to share, at full occupancy the hotel could house over 30 guests so clearly the facilities would not be suitable for the comfort and pleasure todays guests require and demand. I spent considerable time, effort and money to give each and every room it's own en-suite. As the rooms are of different sizes and shapes the en-suites vary in size. My opinion is each en-suite houses the necessary items needed to shower, brush ones teeth and attend to the general daily ablutions we all have. We get very few guests who wish to stay more then 1 or 2 nights so the facilities are adequate.
There is a bedside cabinet on one side of the bed, we thought it better not to put another to the left as it would limit space when opening the door.
The transaction fee is to cover our costs, in order to be able to accommodate those wishing to book online or pay by card we have to use a card machine, this comes at a cost, the hire of the machine itself, the electricity it uses, each time we process a card we incur the cost of a phone call, the paper rolls have to be funded, on top of that the company we use charge a set rate for each card used, they then take a percentage of the amount processed and so we simply divided the monthly cost by the amount of cards we process and it averages out at exactly £2.99. This charge was shown and declared when booking, if it was a problem why proceed with the booking?
We serve breakfast between 9 - 9.30am because we have no need for more then 1 service and as we cook everything fresh and do not like to keep food sat we serve it as soon as possible after cooking. I fail to understand your remark about breakfast being served from 9am onwards and having to stand outside a locked door until then. The door was and is opened at 9am, when breakfast is served, why would it be opened earlier? Would you stand outside a shop that opens at 9am and complain that they hadn't let you in earlier? You had a room, you knew what time breakfast was served so why not stay in your room until shortly after 9am? I'm sorry if I appear rude at this point but whilst I am happy to take on board your constructive comments I think your comment about the time the door was opened is somewhat nit picking.
As I have already said we are a small business doing all we can to keep trading and have had to cut back in some areas to reduce overheads and costs. Our breakfast menu is limited simple because we prefer to offer a good decent honest breakfast using quality ingredients rather then cut corners by serving cheap food. It has been a long time since we offered such things as yoghurts, fresh fruit, cereals and the like simply because experience has proved it has been a sheer waste of money and we ended up throwing a lot of food away. To prepare fresh fruit each morning only to throw it away because only 1 or 2 guest ate it was soul destroying. Larger establishments do still offer buffet breakfasts but they come at a much higher tariff.
In all hotels you are asked to vacate your room by a certain time, in order to have enough time to then clean and remake up the room for the next We add that if you were to overstay we would charge you and why wouldn't you expect to be charged? When you booked with us it was clearly showed what time check in is and what time check out is, we are in the business of hiring out rooms, if you hired a car and took it back 1 hour after you should would you not expect to be charged further?
The terms and conditions we use have not just been plucked out of thin air in order to annoy guests, they have come about because of our experiences. We have had guests still be in their beds at midday. We do not expect anyone to leave dead on the dot of 10.am and nor do we charge them if they linger an hour longer but our experience is if you do not set rules your hospitality can sometimes be abused.
Like I have already stated we do value your opinion and comments but on this occasion I think you have gone a tad overboard with such comments about having to wait for us to open a door, make a rather sarcastic comment about check out time and that we might charge if you don't. As with all things in life there are always good and bad points, Were we friendly on arrival? Was the bed comfortable? Are we in a good location for things such as the town centre, beach, train station etc? Was the breakfast well cooked and presented? There are so many things you could have said but for some reason you have only concentrated on things such as a loose screw on a door handle and the fact we do not offer a 5 star breakfast at a 3 star tariff. It does dishearten when you really do put your heart and soul into your business, work up to 14hrs per day and bend over backwards to offer value for money. If you care to read previous comments and reviews others have left I can only come to the conclusion it is impossible to please everyone all of the time and that 1 in a 100 will always find something to complain about.

Stayed for 2 nights midweek with my daughter. The room was basic, but very clean with 2 very comfy beds with lovely warm duvets. The radiator was not on, but the room was lovely and warm. We had tea and coffee making facilities.
The shower in the ensuite was amazing, but no shampoo. I wasn't sure whether there would be so I had packed some. At the reasonable price it's not an issue but good to know.
The breakfast was a full English with toast and tea, it was hot and delicious.
The staff were all lovely, and informative about what's on in the area.
Would defiantly stay here again and recommend as had a lovely nights sleep. A very good base to see the sights from.

Spent two nights here. Lovely clean room. Great en suite and a lovely freshly cooked breakfast. Owners were very friendly. Overall we were very impressed and will be back. Great value for money. Oh parking and wifi included in the price too. Wonderful value for money.

A great location B&B and perfect location for entertainment like Funny Girls and the clubs.

The team running it couldn't be more friendly and helpful and you're taken to your room personally - when do you get that from any hotel - fab service.

If you're after 5* then this isn't for you, but if you want a clean, friendly and great location B&B with a good breakfast thrown in, then book now!
