We stayed as a party of four couples with three cars and were very warmly welcomed. Fortunately our rooms were ready early and within a very short period of time we had moved in, given car parking permits, a map and advice on where to walk and visit. There were three options of routes to the centre of York, the best being through an attractive park and taking six or seven minutes. An alternative was along the river. Breakfast was very good and nothing seemed to be too much trouble. Sycamore Guest House is a family home and we felt that we became part of the family. Whilst it is not "posh" and some facilities such as showers are a little cramped, we all would recommend it to friends, family and colleagues.

Spent a couple of days here with my wife. The room was only small but was adequate for a couple of nights. The breakfast was excellent. The location was brilliant. Only a few minutes walk into York. Would recommend it for a relaxing weekend.

We stayed for a week (first week of May). Arrived very early as we had an early flight from Dublin and were warmly welcomed. We're able to dump our bags and park the car with one their parking discs which we could keep for the week. A godsend to have the parking just 10mins from the city centre. Lovely walk to the centre through the museum gardens, and very close to all the action. Easy to get out into Yorkshire from the guesthouse location as well. We had room 5 which was lovely and comfortable. Tea and coffee, private little bathroom, good shower and spotlessly clean. Our bed was extremely comfortable and despite being so close to the city I don't think I have slept so well in a long time. The location at the end of a cul de sac meant there wasn't a peep of a noise all night, and we slept with the window open. Breakfast was brilliant and in a lovely room with fresh roses on every table. But what made the stay really great were our hosts Elizabeth and Spiros. They were so lovely and we had good fun with them all week. They are very busy and seem to be constantly working hard to keep everyone happy, which seemed to be succeeding when we were there! The other guests were very nice and we had good chats over breakfasts. We would love to come back again and if we are able to we would love to stay here again. Many thanks from both of us back in the rainy west of Ireland.

We stayed in The Sycamore Guest House for four nights and really loved the place! We had room number two which had lovely decor and an excellent, big bed. The room had its own bathroom which was really nice. There is a kettle and tea provided in the room.
The Edvardian history of the house was really present in warm way. The hosts, Elizabeth and Spyros, are a lovely couple who really made us feel welcome. The breakfast was excellent in a beautiful dining room. There is also tasty vegetarian/ vegan breakfast available! Huge plus for that!
The location of the B&B is really nice, only a few minutes walk from the city centre. The B&B is quiet and comfy place in a really quiet and nice neighbourhood.
Travelled as a couple in February/ March 2017 and absolutely loved the place!

My husband and I stayed here for two nights. The place was very easy to find, it is just off the A19 leading into York. We arrived early and were going to go back later to book in but the room was ready. The owners are a lovely warm friendly couple, they couldn't do enough for us.

Parking was £2 per day using a permit which is very good value for York. The guest house is less than a 10 minute walk away from the town centre through a lovely park. Once we had parked up we didn't use the car again until we went home.

Our room was Room 7 on the first floor, it wasn't a huge room but very well decorated, nice furnishings and it was lovely and warm. There were tea and coffee facilities in the room. The bathroom was modern and spotlessly clean with plenty of clean, fluffy towels. The shower was very good as well. Shower gel and hand soap was supplied.

We had an excellent sleep on the huge bed and the next morning were served a delicious cooked breakfast. I had the vegetarian option and it was superb with plenty of drinks and toast. There were also yoghurts, fruit, herbal teas, cereals and fruit juices if you needed them.

A really nice friendly place to stay.
