First of all this Guest House is under new management.

We were let down by our original booking in Arbroath, but as we wanted self catering we were reluctant to choose a Guest House. So when we could not get self catering, we asked the Harbour Nights if they had a room for us, they were so eager and polite to have us stay we thought we would make a change and go Bed and Breakfast. But this was no ordinary Bed and Breakfast, this was an amazing top rate Guest House in our eyes. It had just been totally refurbished by Michelle and Brian over a period of 18 Months and boy, what a job they did. The place is immaculate, a beutiful large Suite, a Double room and a Twin room were available. We stayed in the suite as a treat to ourselves. The service from these two lovely people was above and beyond. The breakfast menu caters for everyone, the full Scottish Breakfast is a must, but if you have a requirement that is not on the Menu, Michelle will go out of her way to help you get what you want. Our Suite was very comfortable indeed, it was always warm and the view of the Harbour was exceptional. Room servicing was available every day and it was nice to come back after a long day to a spick and span suite. The chocolates on the bed were a nice touch. The position of the Guest House means there is so much on your doorstep, you are literally 5 minutes walk from the town and if you like fish and chips of an evening and Arbroath being a Fishing Town, the choice is overwhelming. There is an abundance of pubs within walking distance. For the athletic, there are coastal walks that are reached on foot from the Guest House. A short drive will see you in the Cairngorms, and if water sports are your thing then this is where to start from. An amazing accommodation run by 2 attentative, chatty (especially Michelle), lovely people you could meet. We highly recommend this accommodation. We will definatley be going back.

Room tip: Only the Suiete has a Harbour View. The other two have an Abbey view.

Whilst visiting veteran colleagues for Remembrance Day and celebrating my Sons 30th birthday at the same time. We were hosted by Bill and Sinita in this highly maintained guest house which sits overlooking Arbroath’s harbour.
A very welcoming couple who offer the finest hospitality in the whole of Lichtie Land.
Although I only reside 10 miles away in Monifieth would happily avail of their hospitality again.

I have spent the last 15 years travelling for work off and on and i must say this guesthouse is up there with the best of them. Room was spotless and the breakfast was first class. I cannot comment on value as the bill was payed by my agency. I only write reviews when somewhere is really bad or really good. This place is very good and Bill is the perfect host. If i ever stay in Arbroath again it will be here.

This is a lovely little guest house right on the harbour with lovely views out over it. The place is teeming with character. The room I stayed in was really a suite with a living area separate to the bedroom area as can be seen in the photos. The breakfast was excellent. I particularly recommend having an Arbroath Smokie or the french toast.

booked in based on trip advisor reviews and was very happy that I had. As they were quiet I got upgraded to the suite at the front of the building with fantastic views of the harbour. Room was to die for and I felt very special. Covid rules are all being followed and everything was spotlessly clean. Breakfast was great and served in a lovely little room at the front of the hotel. Loved this place and will be going back here next time I visit Arbroath
