Clean rooms, nice & warm for arrival, good sized room, slept 3 comfortably, all we wanted was a nice place to stay whilst visiting friends for weekend. The rooms are clean, basic, Tea, coffee making facilities provided, warm. Very reasonably priced for Edinburgh. Helpful staff. Would I stay again, yes, would I recommend, yes. The only issue & its a small one is the single beds where a bit on the small side, however adequate. 20 minutes walk to Princess Street, buses are no way as good as they used to be, however its a nice walk without being too long

Room tip: Basic, clean, perfect when all you want is to stay near city though far enough away to avoid noise, very quiet location friendly staff

Room was freezing cold with totally inadequate hearing and very bleak. Asked for additional blankets due to very cold conditions and was brought two additional duvets, both dirty and stained. Had no alternative but to sleep fully clothed and only stayed one night. Would not recommend

5 mins walk from Haymarket Train station. 20 mins stroll to Royal mile and Princess st. Hotel in very quiet area. Room fine but could do with some TLC. All staff very helpful and polite. Couple of decent pubs nearby.

Pathetic and worst. Never recommended. Not worth the price. Beds are small in size and the breakfast doesn't have much options. It's near to Haymarket is the only good thing. Rooms are very small. Cleanliness is the issue.

Superb location only 4 mins on train from princes street. Very peaceful beds lovely breakfast superb and well worth including or can pay day by day that you use it. Rooms clean and spacious. Staff brilliant and helpful with any queries definitely recommend staying regular busses down into princes street if you don't want to use train.
