We've just got back from a two night stay at The Roseate, it was perfect from beginning to end. The staff couldn't have done anymore for us, the atmosphere was so relaxing, the decor was beautiful and the rooms were spotless and very cosy. The scottish breakfast was delicious. We stayed for dinner on the friday and again the food was delicious. We would highly recommend this hotel and we can't wait to stay again.

My stay at this lovely hotel was perfect. My room was cozy, charming and very comfortable. The bathroom was large with a great soaking tub. The towels were thick and I had a generous supply.
The hotel is located a little way from the center of town, but I walked into the heart of Edinburgh with ease. The location made the hotel quiet...there was public transportation just outside the door for those non walkers.
The room had a charming seating area and there was a variety of teas , coffees and cookies to enjoy. There were glass bottles of still and sparkling water as well.
Breakfast, which was included, had nice choices.
I had dinner at the hotel and it did not disappoint, the waitstaff was charming and helpful.
When I stayed at the hotel , it was called the Dunstan House, as I went to write this review I see that the name has changed to the Roseate.
There is no elevator in the hotel as it is very much like staying in a private home, so be prepared to use the stairs...
My only complaint is that the shampoo etc in the bathroom were in the small plastic bottles that are really not to my liking.

Room tip: loved the top floor room, but there are stairs ...enjoy dinner there , very nicely done.

We had two nights at this very comfortable hotel and loved it. Welcome was first class and the service and care the staff took remained at this high level throughout our stay. Our executive room was full of character, clean and comfortable. Delicious homemade shortbread and afternoon tea and breakfast . Cannot fault any aspect of our stay.

We were in Edinburgh for an event and stayed one night at Dunstane Houses and could not have been happier. The hotel and staff were warm and welcoming. The lounge and dining areas were very comfortable in an old Scottish house type way and the room was lovely and perfectly clean. We had dinner on Sunday evening and although the restaurant area was very quiet, I think there was only one or two other couples eating, the food was truly delicious. It was one of those meals where you have to slow yourself down as you don't want it to end. At £180 for the night b&b, considering the quality of the rooms and communal areas I think it is really good value as well. Overall it exceeded our expectations and I would definitely stay there again given the chance.

My husband and I stayed at Dunstane Houses with our 1 year old over New Years and we were incredibly impressed by the facilities and staff. The hotel is cozy and beautiful, and the staff were warm and attentive. I unfortunately got very sick during my stay and we had pre-booked a meal for Hogmanay with the hotel. I was so impressed and grateful for the kindness and thoughtfulness of Fraser and Craig who went out of their way to ensure we still had a New Years to remember. They brought a table up to our room and gave us the full service. Thank you again for welcoming us with such hospitality and for truly going out of your way. We are very grateful!
