Stayed here for one night B&B. This property is situated on 1st floor however there are a few flights of stairs to get to it. (No lift) We were made very welcome on arrival and very efficient check in. Room was clean and has complimentary tea & coffee facilities. The toilet /shower facilities were also clean and had fresh towels and complimentary toiletries.
The shower had a bit of a high step and it was a bit tricky getting in and out.
On arrival at dinning room next morning for breakfast we were greeted by a lovely lady called Monica. Breakfast was very good with a good selection to suit everyone. Cereal, fresh fruit, yoghurts, toast, full Scottish breakfast, vegetarian breakfast tea & coffee were a few of the selections on offer.

This guest house is right next to bus station and tram stop and only an 8min walk to train station.

This is the best place I have found for location and price in Edinburgh and I am there several times each year. BEWARE there is no elevator and you will be walking up several staircases. The hotel is on the 3rd floor (for U.S. customers) and there are rooms an additional floor up. This is clearly stated when you book.
Once there the rooms are quite nice - very clean - comfortably arranged and our bathroom was quite new and spacious.
A full breakfast is included.
The location is fantastic. A block or less from the tram stop (from the airport) or about 3 blocks from Waverly Train Station, It is on a side street where the buses come out of the station but we did not find it noisy. It could be quite noisy during festival time if you have your windows open at night.

The location is ideal for getting around the city, near the train, bus stops and lots of restaurants, shops and co-ops. Each room had it's own bathroom and the accommodations were plenty for our family, there were seven of us. There was breakfast. The rooms were nicely renovated in an older building.

There is no lift to get to the registration floor or to the floor where we were staying so we had to haul our luggage up four flights of stairs. The toilet was not clean and there was no fan to cool down the room. The location is great for getting around however, our room window faced the main street and lent itself to loud noises through the night which made it hard to sleep.

I received a most warm welcome back to the Elder York, this was my third visit.
Car parking can be a problem during the week but Drummond Place nearby, had free parking from Friday 5.30pm until Monday morning.
This fabulous location is close to all Edinburgh has to offer, including a number of great restaurants nearby.
Our twin room was of average size with hanging cupboard and drawers, a most comfortable bed and good pillows. Also with tea and coffee making facilities.
The bathroom although small provided all we needed.
For breakfast, (9am - 10am on weekends), they provided a variety of cereals and some fruit and yoghurts. The full Scottish breakfast was a great start to the day. The breakfast room was bustling with the 9am “rush” and orders taken with a warm friendly smile and efficient delivery.
I would not hesitate to recommend this Guest House accommodation when in Edinburgh.

Spent a night in Edinburgh and this was reasonably priced.Nice hotel,bit of a climb up to reception but the room clean and tidy ,the location noisy right by tram line and road,and late at night very noisy.Bed was very hard but nice shower and nice freshly cook breakfast,but don't expect the Ritz,but have stayed in worse.Nice owner very helpful.
