There are several reasons to visit Nice: excellent food, wine, beach and great location for day trips to surrounding villages (Antibes, Villefranche, Cap Ferret, Monaco). Still, this bed and breakfast is the only reason you need to visit Nice. I've stayed here twice, both times in the smaller room, and have yet to find a better bed and breakfast in Europe. Seriously. I can't wait to go back.

1. Hospitality: the owner (Cathy) is one of the friendliest women you will ever meet. She's always providing tips about Nice, recommendations for things to do, etc. She wants you to relax (offering you a drink when you arrive) and enjoy your time. Whatever you need - the first time I visited she even ordered pizza for us - it's done. Her husband is also very friendly, as is their dog Sushi. Quickly, you're one of the family, without it being too overbearing.

2. The room: as mentioned, I have stayed in the smaller room twice. It's more than comfortable for two people, as it's two floors - with air conditioning and a downstairs bathroom. While you can't see the beautiful terrace views, there's still plenty of natural light. The room is quiet and nicely appointed, with working wifi, a shower, separate bathtub, water bottles provided daily and a television. Very clean.

3. The terrace and pool: the view is outstanding. We spent several afternoons and evenings here. It's amazing to have a view of Nice and the sea. The contrast of the red rooftops and the blue sea - wow. Plenty of various seating options, proper dining tables, beach loungers, etc. Very well landscaped and maintained. Pool is very clean.

4. The location: Cathy's villa is located in a residential area on the foothills overlooking Nice. It's about a 30/40 minute walk to/from Old Nice for me - but Cathy provides excellent bus and tram info. We prefer to walk so we can eat more...and I also like the views of Nice along the way.

5. The pool kitchen: the terrace has a pool kitchen. Most evenings - originally to save money but eventually just because it was so relaxing - we made some pasta and drank excellent rose from Provence, chatting the night away.

6. The breakfast: Cathy provides an excellent breakfast. She'll make eggs to order too, but the best stuff is continental: fresh bread, cheese, yogurt, fruit, jam, ham, etc. I had coffee every morning and also an espresso at the end. You sit on the kitchen table that overlooks the sea.

7. Quiet: Cathy only rents out two rooms (I know the small room sleeps two - perhaps the other three). But whatever it is, it never feels crowded. It's easy to be on the terrace and not be at all bothered by the other visitors, yet have a great conversation if you want to.

Stay here!

I told my wife I didn't want to stay in a B&B, I prefer hotels....well, I lost that battle and we ended up at Vista Azzurra for 7 nights during our Euro Cup soccer trip.

The Room: Suite Bella Vista

I can't really call it a room, it was more like our own private apartment. Impeccably clean with a comfortable king size bed, a large two sink bathroom with jacuzzi tub and stand alone shower. The bathroom was the same size as our hotel room in Paris. We also had a separate wardrobe room. The suite has two balconies, each with a table and chairs. Outstanding accommodations.

The Home:

Beautifully decorated home and the grounds are meticulously maintained. The pool was a highlight for me and I started and ended each day with a refreshing swim. The pool house has a full kitchen if you want to make your own lunch or dinner...we just used it for the fridge to chill wine and a few Kronenbourgs. Lots of shade to escape the volcanic hot weather we had during our stay. The free Wifi was excellent in all areas of the property.

Located up on the hill with a bus stop steps from the front door. We preferred to take the nice 10 minute walk down the hill to the tram to take us to the heart of downtown. Total travel time from the home to the beach, 20-25 minutes.

The Hosts:

Not being a B&B guy, I thought I might feel a little uncomfortable staying in someones home for an entire week....but I never did. Cathy and Miguel could not have been more welcoming, helpful and friendly. They are there for you when you need them, but also give you your space and privacy when you are in the common areas of the home. Cathy has all the information you need to help you navigate and plan your daily excursions, including up to date bus and train schedules. Cathy served a great full hot/cold breakfast each morning and it was nice way to start the day chatting with Cathy and the guest(s) from the other room. Near the end of our seven night stay Cathy went above and beyond what you would normally expect from a B&B owner, and it was greatly appreciated. We also enjoyed talking soccer with Miguel in the mornings and evenings and we were thinking of him when Germany eliminated his beloved Italy side after we had left.

It is not surprising this B&B is ranked #1 in Nice.
Great Location + Great Accommodations + Great Hosts = Perfect week in Nice!

Thank you Cathy, Miguel and Sushi (their beautiful little dog), maybe we will see you again one day.

Room Tip: Take the Bella Vista Suite if available

My Husband and I stayed with Cathy and Miguel in June for 6 days. We stayed in the upstairs room "Bella Vista" this room has a spacious beautifully decorated bedroom with chandelier and balcony, a spacious bathroom with double sink, bath and free standing shower and a third room with wardrobe space, sofa bed and additional outside balcony with x2 chairs and table. You also have full use of the pool area, outside terrace and pool house to chill your wine, make an afternoon sandwich and freeze your ice creams (great supermarket 5 mins away for all essentials and more) The pool house has everything you would need if you wanted to cook evening meals also. The house is beautifully decorated, very unique, personal and lots of character, the hand painted wall art (bird cages on our landing I am stealing this idea for my own house!) Cathy and Miguel are very laid back and it was a privilege for us to stay with them in their home. You never felt like you were intruding as the hosts went about there daily business and left you to it (as well as making suggestions on trips/restaurants if needed) Breakfasts were a great start to the day and delicious! For us the base was perfect with amazing views, a short walk down hill to a tram stop that's takes you around Nice for only 1.5 euro. The brasserie at the bottom of the hill Cathy recommended was cheap in price but plentiful in portions!! Our overall stay was relaxing and enhanced from staying in such a memorable villa in Nice, there are too many positive things to write about in a review but if you are considering staying here book it now!

Room Tip: bella vista great views! but didn't see the downstairs room

This was our 3rd time at this fantastic B and B and it just doesn't disappoint. We actually stayed in both rooms this time (large room was booked for a coupe of nights, so we stayed in the small room before transferring across). The small room is absolutely adequate, although we are both tall (6ft2) and couldn't full stand up in the bedroom! the bathroom is lovely though and considering you just sleep in the bedroom it is more than adequate. Having said that, if you have the choice, there's no question that the larger 'suite' is preferable. We love how accommodating Cathy. Michel and Sushi are; there is absolutely no awkwardness about being in their home and they are very welcoming. The great thing for us is being able to prepare food at the poolside kitchen. There is nothing we like more than preparing a good meal, drinking a bottle of wine and enjoying a game of cards as you take in the fab view over Nice. The weather wasn't as good as we hoped this time around, but you can't have everything. We cannot wait to go back and stay again, but just hope it doesn't get too popular as it makes it really difficult to book when you rely on school holidays only! We cannot recommend this B and B highly enough.

All the previous comments are spot on. Cathy and Michele have a wonderful home and they are very happy to share it fortunately. They are both warm, welcoming and very helpful. We booked the upstairs with balcony and stunning views over Nice. So in effect you get 3 rooms. The beautiful bedroom the wardrobe room with sofa bed (both have balconies) and the enormous bathroom which has 2 sinks, a big bath and shower. We would have loved tea and coffee making facilities in the room but cathy did make it clear we could use the kitchen at any time to make brews. It is about an 8 minute walk down (20 mins back up). I'm not keen on hills/steps going up so grabbed an Uber taxi a couple of evenings. Beware of the charges after 1pm (the buses run until 8pm and stop right outside). Our cab cost 29 euros after 11pm yet only 13 before. That said there is an amazing restaurant at the bottom of the hill more or less and eating there early you could catch the last bus. Cathy and Michele's (pronounced Miguel) home is beautiful and much nicer than the photos. It is absolutely immaculate also. I recommend upstairs as you get the views but BOOK EARLY AS IT'S SNAPPED UP!!!
