“Light, Bright and Airy”
Reviewed 17 May 2016 for a stay in May 2016

This was a really lovely apartment with all the amenities you would need, fridge, freezer, kettle, hairdryer. Also the owner even leaves you an adapter if you have forgotten yours! The location was excellent as you can virtually see the gorgeous old town it's that close.

It has a deadbolt on the door and is inside the block so very very safe. The Sagunt area looks Bohemian but has a very safe feel.

Very close to the Sagunt Metro stop on the blue line.

The owner was so friendly and helpful which really helped make the weekend special.

Highly recommended.

“Nice Aartment close to historic centre but ...”

We rented this apartment for 10 nights in June but ended up leaving after 6 days (see below). This apartment is in a good location logistically being an easy walk to the old city through Serrano gate and similarly quick walks in the opposite direction on Sagunto to Valenbisi bike rental station, the direct tram to the beach and two good supermarkets. The apartment is spacious, well appointed and tastefully decorated. Sounds good? Ended up being our first ever negative rental experience. The immediate neighbourhood is not great (vacant buildings/lots, graffiti), no comparison with say, Rusafa or even Benimaclet neighbourhoods. The apartment is oversold in the description - for example, the rooftop terrace is unusable due to shovel-ready deposits of bird droppings in the upper stairwell. Some of the balconies are unusable - a recent update to the posting mentions this. The A/V equipment is dated. Note that you have to pay separately for WIFI. The building appears to be in generally poor condition. In fact, the day after we arrived, we returned from an outing to find the building cordoned off by the police and fire departments due to sizeable chunks of masonry falling off the building. The Jun 20 posting update makes reference to this problem. We decided to vacate just before remedial work (requiring entry to the apartment) was to begin. We were shocked when the owner refused any refund for the unused days. Eventually, a partial refund was offered but lets just say that the negotiations have been problematic. If you consider renting this apartment, make sure you protect yourself by getting a clear commitment from the owner about how the extensive repair work will affect your access to and use of the apartment. Also inquire about whether the persistent sewer gas odour issue in the W/C area has been dealt with. Finally, the owner will require you to sign a separate rental agreement upon arrival - have him send this to you in advance for review so you don't have to read 4 pages of legal-eze when you are dog tired. Be careful! Btw, everything else about Valencia was wonderful!

Dear Guest.
Just a clarification of various points you raise.
There are two balconies, one I advised you not to use I.e the front balcony due to some crumbling of the superficial decorative plaster-work which very unfortunately due to the unseasonable torrential rains etc at the time of your arrival, had in fact crumbled away. Thus the intervention of the Fire service & Police to partially cordon the front are of the building until the contracted building Co made good with safety netting etc to the affected area underneath the front balcony. There are two balconies to my apartment - one perfectly serviceable the front one I kindly advised you not to use - although the large front windows are not affected. I had kindly requested via email as I had no other means of communicating with you, in particular with your late arrival as the taxi driver needed several telephone calls to ask him to come to the correct building, he appeared to be unfamiliar with the city - although it has to be said with the limited visibility at the time, he would have done well to google the address. I am at a loss to read that 'we were shocked when the owner refused any refund' as I kindly offered to go 50/50 on the refund despite the fact that I kept in contact throughout by email as you had no operative mobile phone; in particular regarding whether you would have been kind enough to allow the constructor's access first thing Monday 9.00 morning as myself and the other joint owner live 18 km outside the city, making it very difficult to arrive any earlier than 9.30, due to heavy traffic congestion etc. On this point you decided without further verification in particular as to when actual construction work is to begin (full contractual works start from end of September 2015 - as notes on web-page) to inform me that you had decided to leave some four days earlier than your original commitment. I fail to understand what it was you found 'problematic'! The two page standard holiday-rental contract is standard format. I offered you a 3Gb 'roaming' 3G router for free - due admittedly to the unfortunate unforeseeable circumstances. Details of different WiFi options are described clearly as per web-page and on Hol-lets/Trip Adviser booking procedures, which you either declined or overlooked when booking. The 'persistent' odour issue you mention can invariably be aggravated due to the high summer heat (36-38c) and occasionally the 'Poniente' (hot southerly wind)'drawing' effect as many Valencianos know only too well about - thus the plethora of supermarket products to minimize this occasional & invariably seasonal problem. The bathroom is thoroughly bleached & cleaned throughout prior to guests arrival. In addition I leave a full range of toilet & bathroom products to help negate any smells during the guests stay. However I will check all seals just in case of any oversight. The building had a full rewire & re-plumb some 12 years ago and in May had a building officer inspect the entire building to verify its soundness of build etc - It is some 115 years old thus expectations should be balanced accordingly & I would like to think that I offer an excellently equipped apartment & service all for very modest rates. Additionally the area has recently been improved with pavement widening and seating areas, along with the charming nearby garden of Morvedra. The A/V equipment is to be replaced within the next month. I would further add that the vast majority of my past & present guests really appreciate the apartment and enjoy its traditional features. Despite sometimes things being outside my control as happened in this instance, I appreciate I can't please everyone but I endeavor to do my best. I feel that maybe in this instance there appeared to be a lack of communication and clear understanding. I sincerely hope that despite this you both enjoyed this delightful city. My offer still stands for a 50% return of your last four days.
Kind regards David

“Cozy perfectly designed studio”
Reviewed 3 December 2011 for a stay in September 2011

Great big studio very nicely decorated with an open kitchen just about 5 mn walk from the heart of the old town of Valencia. The tram is about 10 mn walk from the flat, which enables to access very easily the beach as well as the Opera neighborhood. Loved our stay, would definitely recommend.

Thanks for your great recommendations - in fact there are two metro stations within close proximity the nearest Pont de Fusta @ 3-4 mins the other Sagunto @ 4-5mins - both head direct to the great city beach both within 15mins as L4 is a direct service - couldn't be easier or any cheaper.

Great recommendation and endorsement for this wonderful city - its true Valencia by comparison to Spain's other two major cities offers something far more subtle and overall more friendly and far less frenetic approach to life and it's truly blessed with its climate, topography and affability and invariably offers better value.
