This hotel is centrally located a 10 min walk to the main train station (Termini) and just a 3 min walk to the nearest metro stop (Republica).

Check-in and check-out were smooth and reception was helpful and prompt.

The included breakfast buffet has assorted pastries, meats, and cheeses in addition to fresh fruit and cereal.

Our room (504) was clean and housekeeping did a wonderful job during our stay. As stated in other reviews the elevator is small by North American standards but typical in Europe. It only goes up to the 4th floor so if you're on the 5th you've got a flight of stairs to do once you're off the elevator. Part of the 5th floor is a beautiful roof top terrace overlooking the city. It's a great treat after those stairs. All guests do have access to the terrace.

This is the best value for money hotel near Termini.
It has everything you need.
Air Conditioning
Nice beds
Friendly staff
Wi Fi
Breakfast is ok to start the day

Location to Termini Station is another winner
You can walk to the hotel in 5 mins or less depending age.
Fast train to the Airport - get a business class ticket
Hop on Hop off buses all stop at Termini
Day trip to Pompeii train leaves Termini

Given that you find Rome is very tiny everything you need to see is within 30 min walk - other than the Vatican

Hotel Impero - is great value.

We booked this nearly a year before we travelled as it fitted in with us travelling from Pisa to Rome to catch a flight to Croatia three days later. Got it at an excellent price as a result for B&B and only paid when we checked out.
Hotel was just over 5 minutes walk from Rome Termini railway station so really good location. All the main attractions were within walking distance although it was extremely hot when we were there.
As an aside if you are travelling in Italy, the railways are great. You can book up to 3 months in advance on Trenitalia, just like you can in the UK, the discount greater the earlier you book. First class was only marginally more than standard and it was great. Lots of room and quiet carriage. No buffet trolley service but do have a buffet carriage and prices not too bad.
Hotel is right next door to the Opera Theatre.
Our room was pretty small but the large double bed was very comfortable and air conditioning worked well. En-suite looked like it had just been refurbished - good powerful large shower. Spotlessly clean. Safe was free to use in the room.
Lots of places to eat nearby - one just over the road was so good we went twice - Ristorante Alessio.
Hotel has an added bonus of a large roof-top terrace. 5th floor had lovely views and also had a shaded area with comfy chairs. Great place to relax.

We arrived to a refreshingly warm welcome from the gentleman at the front desk who willingly gave us dining recommendations and tips getting around the city from the hotel. His recommendations were spot on and very helpful. The room was spacious, clean and comfortable and the complimentary breakfast was tasty and filling. The hotel is close to two metro stations and walking distance to the colloseum. This hotel should be at least a 4 star and staff are 5 star. Wish we had more time!!

It's close to the train station, tour companies and bus routes. The rooms are small but sufficient. You won't spend much time there! We traveled with our two teen girls and it was close quarters, but we only spent two nights there, so it was fine. I wouldn't have done it long term. The staff was welcoming, friendly and helpful.

Room Tip: It's in the city and only a few floor, so none will have a view, per se.
