the room is good , location is perfect .I was for the first time in Italy and this wonderful stuff were the first people who opened me the face of Italy- kind,friendly and very beautiful.Good kitchen , a real hospitality.You could hope on the stuff in any situation,very reliable.It was like at the home but far from the home.

The property is placed on a convenient location, right behind a major street, 10 minutes walk to Santa Maria delle Grazie. The Dome is about 25 minutes away. If you don't like walking you could take a tram or the metro.
The breakfast is very good with everything you need.
The staff is polite and helpful.
There is however a problem with the noise. It's not that loud, but the place isn't too well soundproofed.

The hotel occupies a couple of floors in a residential building in a residential district; you hardly know it's there apart from a yellow sign on the street. Cab driver had a job finding it.
You search on the buzzers for Panizza and they let you in. Feels like a secret covert operation. You go up a lift then walk out and suddenly a door slides open in front of you. I thought at this point I was entering a drug den. Then met by nice friendly receptionist.
Room described as 'superior single '; it's all relative I suppose. A bit of a dingy spartan feel. But once I got used to it realised it was comfortable, clean with excellent bathroom. The street is quiet but the soundproofing inside the hotel is hopeless. You can hear everything going on and the wooden floors are creaky; when breakfast service starts it gets worse. But having said that I slept well.
Breakfast in small area next to reception. Not bad actually- fresh coffee, bread, croissant, fruit etc, all I want.
It's near to trams and metro (10 mins) and convenient for the sights. I was on business and turned out close to Marriott hotel for a conference. Wifi excellent and 'free'.
I won't return to the hotel I'm afraid but you know what? I'd recommend it for the unusual experience; safe,convenient location; friendly staff; and the general aura of mission impossible

This hotel turned out be the perfect choice for weekend in Milan. The location is perfect. Only a 15 min walk to Navigli & about 10 mins away from Duomo on the metro. The staff are extremely pleasant too. Highly recommended

Friendly receptionist, who speaks english.
The breakfast buffet was very good, with frehmade cappucino.
Near historical centre (15 min walk to Duomo or to canals)
Clean, sufficient room with AC.
Quiet street.
