Very clean. Newly decorated and modern Ikea style. Refreshments and cake available free from 3pm was good. Breakfast amazing choice of gourmet styled food. We enjoyed the 20 minute walk along the lake into Orta. This includes a hill. Very hot when we stayed no AC in hotel or room. On the last day we stayed a lot of breakfast food had been eaten and selection limited and not re-filled. The bed was not comfortable. There was no where to sit in shade in afternoon and no sun umbrella. For money hotel good value and staff helpful.

Two couples: we had a quad room, on the top floor (3), open plan layout, two double beds separated by a long mid height cupboard, enough privacy at night. Both bedroom sections had separate access to the bathroom. Bathroom had a quirky w.c. a slender, higher than usual, white ceramic creation...it worked OK. The room had sloping beams, we re-positioned a lounge chair to prevent anyone accidentally head butting one beams which sloped down from a high to very low position. Double glazed, full length glass doors led out onto a small patio with a pretty view over an adjacent walled garden. The three armchairs were comfortable, but badly in need of re-upholstery. Bathroom clean, plenty of towels, and hot water, though taps a little tricky to manipulate for temperature control. Have rated this property higher because of the breakfast which was superb both in variety and quality fresh produce, also pride in presentation of the buffet. We had an early arrival arrival from Milan Airport; we advised the hotel in advance of this and requested baggage held until our room was available. The senior receptionist seemed unaware of our early arrival (around 9.30am) and her manner was a little testy, though more pleasant on the second day. Orta village was a pleasant walk, a little up and down; we varied our walking route during our two day stay, the foreshore promenade walk was a pleasant approach to Orta village, and the waterfront. A superb Agri Gelateria near the accommodation was our frequent diversion.

Wifi? Pretty much non-existant, even on the ground floor, sporadic, anywhere other than within 10metres of reception, forget it. The bathroom was a triumph of form over substance with the toilet designed by and presumably for, Kate Moss and the bath so small a normal person couldn't lie in it, with a hand held shower with nowhere to put it except to hold it - if you Ever work out how to get the right temperature. Breakfast was great and the staff tremendous, but, golly what a lot of money has been wasted, here!

We have now been about 5 times and it is a no fuss, straightforward hotel. Well located within walking distance of restaurants and the town. Rooms comfortable and excellent breakfasts with free snacks from 3p.m. Free parking nearby.

We stayed, as part of a large group, in the hotel for 5 days. As others have commented it's a modern 3 starish hotel. Our room was clean and beds comfortable: downside was that we were on the road-side of the hotel and that got a bit noisy early in the morning: ask for one on the other side of the hotel for best night's sleep. The breakfast is very good with a very wide range of meats, cheeses, cereals etc.: it's one of the biggest 'spreads' I have seen. The front desk staff were very accommodating: on the noisy room issue they tried to find an alternative - even going as far as looking at one of their apartments outside the hotel - but in the end we decided to stay. Price-wise it compares very reasonably with others in the area. For us the distance to the town was not an issue: it was nice to have a stroll after dinner and a drink in the town centre: others may think otherwise.

Definitely would go back.

Room tip: Rooms situated on the road-side can get noisy in the early morning
