Venice is an expensive city, and this is a very cheap hotel - cheaper than many hostels even. It's situated in Cannaregio, in a neighbourhood away from the tourists. Bring a good map, it's a bit hard to find.The rooms are a bit old, but cozy, and has a sink and a mirror. The shared bathroom is pretty new, and there's also a shared toilet. The hotel has a very nice garden with a sitting area. I got a twin room, even though I booked a single, and that was nice. Drawbacks: The room didn't have A/C, so it was a bit hot, and the windows wouldn't close properly, only the shutters. Also, the shower head was hard to adjust and should have been replaced. But overall, this is a hotel of very good value, especially for Venice, so I would recommend it for budget travellers.

Is everything right what you wrote, but I would like to inform the other people that we have also rooms wit bathroom and air conditioning and doubles news windows ( we are working for change all the windows untill the end of 2014 )

If you want to be away from the crowd of San Marco while being able to reach it within a nice 15 minutes walk, this hotel is for you. Very nice and cosy hotel. The room was quite correct and the garden very pleasant. The only drawback comes from the breakfast which was very basic, which was somewhat disappointing regarding the rest of the experience.

The hotel is easily reachable from the airport by taking a boat to Fondamente Nove.

This place was nice, a perfect spot for just two nights in venice. We arrived late at night and the woman working did not speak any English, it wasn't a issue to us considering we are in her country :) but still made it a little difficult to work everything out. I ended up having a extra person with us, I was trying to express that I would pay extra for her to stay but she did not understand. It all worked out and the nice woman gave us a extra bed and we just paid the difference. It's quiet and very nice to be away from all the hustle.

We had a very good stay at Hotel Boccassini.
Very polite staff, nice garden and reasonable breakfast, nice rooms,
We felt a bit uncomfortable because of the street noise, people were chatting and walking even after midnight, we could not close the windows as it was hot and no air-condition . maybe if you get the garden-front rooms you will be OK.
The bathroom was quite clean but very small and was not a good feeling while the plastic curtain sticking to your leg every few seconds !
Internet access was only in the garden, office area very weak signal in the room.
Get a map as it is not easy to find the place ,
Overall we were happy with our stay and it is recommended.

A great little hotel. Luca, the owner, was extremely helpful and pleasant. The location is great as it is near enough to the centre of Venice: to the left about 3kms is St Marks Square and to the right is the railway/bus station - about 4kms. So it is a bit of walking but there is lots to see and the shopping is marvellous! About 100 metres from the hotel is a glass artist - Max - whose work is fabulous and who will make earrings and pendants for you while you wait. We became good friends and customers of his while we were there!!! There are lots of excellent eating places nearby - several hundred metres from the hotel. We found a place just before the bridge to the hospital that was excellent to eat at. Good food and good prices.And good beer.
The hotel is quaint: the double room and bathroom was small but still met our needs. (We did not go to Venice to stay in a hotel room!!) Note that not all rooms have a bathroom - make sure you look for this when booking.
Yes. There are mosquitoes, but hey this place is on the water. Ask Luca for some spray and he will give it to you.As well, the room has a plug in insect repellant.
Wi-Fi reception is perfect in the garden. Don't waste time trying to use it in your room.
Breakfast was Continental and sufficient, but could do with an option such as a cereal and maybe more bread selection. (I am a Kiwi and like a good feed at breakfast!)
If you use Google maps you can obtain the map with directions to the hotel. Easy to get to and easy to find your way out to bus/train stations.
We would definitely stay there again.

Room Tip: Ask for one with its own bathroom.
