I have mixed feelings about this hotel, I feel as though we had a Goldilocks experience! We had a good first impression, some stained glass works, unusual ornaments, even the room numbering signs were sweet. We booked this hotel - 3 separate rooms for my mum, sister and me. Our rooms weren't together - we were allocated a room on the ground floor, one on the second and one on the third, but no big deal really. I had a huge room (room 233) on the third floor with a king size bed, corner bath, no windows but it did have a skylight (with a remote control), and it was near to the lift. My mum had a good sized room (double bed) on the ground floor (room 104) near to reception, and my sister was allocated a small room (room 310) with a single bed on the second floor and it was quite a walk away from the lift - around some twists and turns along corridors and across a linkway bridge. Guests have to pay extra to use the room safe (2.50 euros per night). The hotel issues mosquito repellent plugs free of charge, but we did have to ask for these. The air conditioning is controlled by reception (despite there being controls in the rooms - they cannot be tampered with - you must ask reception). The tall gentleman working on Reception was so friendly and helpful, the young girl not so. The breakfast staff were friendly and cheerful. Breakfast was what you would typically expect: roll, slices of ham and cheese, yoghurts, pastries. The lift is slow. Location wise, the hotel is about a 10 minute walk to the centre of Florence, 5 mins to the main train station. The hotel opens out onto a lovely square. The open tour bus has a stop near to the hotel (red route, stop No. 23 from memory). We thought it to be a great location. Yes, we would stay there again, but in hindsight we would be more specific with our booking. My only criticism really is that we had to keep going to reception to ask about stuff (e.g. air con, room safes, mosquito plugs, etc.) whereas if we had this info upon arrival (or if it was provided in the room info sheet) we would have not kept bothering the reception staff.

Room Tip: Ask about the size of the room and bed, ask how far it is away from the lift.

Located in an old villa, this Bed and Breakfast is still family owned. While we were there the owners personally drove guests to the airport as the guests' rental car had broken down. The rooms are quaint. The bathrooms are nicely updated. Everything is easily walkable from this location. The breakfast was served in the outdoor courtyard. Fun.

Simone is a very gracious host and will make you quite comfortable. He had pastries, fresh fruit and coffee/tea available every morning. He was very helpful getting reservations for the museums even when they were sold out on the web.
The rooms are located on them third floor (American usage, 2nd floor English), and there is no elevator. The significant advantage of this location is it is on the main bus line from the train station, #13., at Della Robia 3 bus stop).
The air conditioning worked great. We would stay here again.

Room Tip: The roads are noisy by day, but quiet at night.

My wife and I spent 3 nights there this Sept. for our honeymoon trip.
Thanks to Simone, we were surprised by a big Martini and chocolates upon arrival!

Everything is great and we feel pretty comfortable here just like home.

Actually the 3 B&B we stayed in Italy are great :)

This is a personally run Band B on the third floor of an old house. Simone,the owner, loves Florence and enjoys running this Band B ! He understands the needs of a visitor who is 'doing the sights' and wants clean accommodation at a fair price .On arrival he gave us very helpful local information and made our bookings for the museums .
Bus 13 from SMN station drops you very close to Donatello ( follow the route on a map to show bus driver). Phone Simone when you arrive in Florence to confirm your arrival time
Our room was smallish, with good ensuite and with air con ( essential in Florence)
Breakfast is a selection of delicious pastries and you make your own coffee / tea ( ingredients provided) in the kitchen where you can make your own drinks and light meals at any time.
It is a 15 - 20 minute walk from Duomo ( through safe and interesting streests), .
There must be very few BandB offering this type of acommodation at this price.

Room Tip: ask for air con and off the main road
