We loved our stay at Primavera Mini Hotel. There was only one issue for us and that was that there is no lift so if you have a lot of luggage be prepared to lug it up a few flights of stairs but once you get there it is worth it. This hotel is absolutely fabulous. It is family owned and two generations work there. We were warmly greeted when we arrived and the warmth and friendliness continued for our whole stay. Our room had its own terrace with an amazing view that stretched to distant Umbrian hills. It was a spectacular view. The room was very well appointed with a great bed. The bathroom is very nice and very clean. The shower is great as far as water pressure goes but it is very tiny and some people may find the width a bit small but we loved it. Breakfasts are great, a wide selection and boiled eggs cooked however you like them. We can highly recommend this hotel.

Room tip: Pay a little extra and ask for the room with the terrace

The best breakfasts, most fabulous views, most attentive friendly owners, fabulous showers and fluffy towels, great location and all at a decent price - what’s not to love?!

We loved our two stays in this fabulous little hotel tucked away in quiet part of the old city, just minutes from the main Centro Storico. The hosts are extremely helpful and accommodating and made us feel very welcome. Chiara was really helpful with telephoning the bus company for us, and her parents gave us an excellent dinner suggestion (pizza meditteraneo, just off the main Piazza).

Our rooms (36 and 37) had spectacular views, and fantastic showers and deliciously fluffy towels. (Room 36 was a “superior room” and has a better view, whereas the “standard rooms” might be smaller or have less spectacular views. If you book the upstairs room with a terrace (room 40) the view is even more spectacular and you have a private terrace all to yourself on which you can take breakfast, but this room is priced more expensively).

The breakfast buffet was also fantastic and far exceeded usual Italian standards, including boiled eggs, cheeses, meats, a selection of fresh breads and delicious pastries, yogurts, cereals, fruits, fresh juices and excellent coffee). The room also included a choice of Teas, coffees (instant) and packaged breads and croissants.

The only slight downside to be aware of is that three of the rooms (31, 36, 37) open directly onto the breakfast area and therefore are a bit noisy from 8 AM until around 10 AM. For me however this wasn’t a major problem and was well worth the excellent view (from rooms 36 and 37 anyway).

The location, service and facilities make this hotel a true gem, and we loved it so much we returned a week later... and no doubt we will be back again!

Great location, just a few steps from an escalator that leads down to a minimetro stop, and a short walk into the center. Room was nice, hotel was quiet, with great views. Breakfast was good. Staff was friendly and helpful.

I recently spent four nights at this lovely little hotel which is in a quiet yet central location in Perugia. It was easy to find thanks to the staff's helpful directions and is very close to many restaurants and the historic center. It was very clean and comfortable and perfect for my needs as a solo traveler. Excellent value. I would definitely return.

Wonderful experience staying at this beautiful place housed in a marvellous ancient building. We were there for the Eurochocolate Festival and were thrilled to be only a short walk from the old town centre. Accommodations were lovely, sparkling clean and quite modern while framed in the antique setting. Our hosts were friendly and welcoming - even carried our luggage up the marble stairs! Really appreciated the relaxing breakfast, recommendations for where to go, and help in arranging our early morning taxi departure. Not long enough to enjoy Perugia and would definitely stay at Primavera again!
