This pleasant two-star hotel is a find. It is about a 20 minute tram ride from the main rail station to a residential area close to the main arts museum (which is closed, unfortunately, for another few years). The cathedral and surrounding areas are walkable, or easily accessed by a tram a few blocks away. The immediate area has a number of good restaurants.

My room was large, and so was the bath. If you are used to two-star hotels, you will consider it an incredible value at 62 euros. Some of the negative reviews mention smoke and hard beds, but I encountered neither. The owner could not have been nicer.
No lift, adequate but not exceptional breakfast. Very pleasant breakfast room with somewhat art nouveau period furniture and stained glass.

If you have a car, it is far enough out of the center to find a place to park.

Room Tip: I had a room overlooking the boulevard. It was not noisy.

One or two star hotel it does not matter
It is clean ,value for money ,friendly people

A nice find south of the city center in a restored historic 19th century mansion with a very friendly family owners who treated me like family. Rates for single rooms among the lowest in this pricey city and included large breakfast in the historic dining room. My room in back of hotel are quiet and simply furnished, extremely clean, renovated and spacious with a newer bathroom. The other room I had in the front was noisier due to busy street and tram but quieted down in evening. Close to museums and restaurants in the upscale Het Zuid neighborhood. Overall a great value.

Room Tip: Rooms in back much quieter.

Very nice hotel with remarkable management ,very helpful and welcoming ,efficient !!! Beautiful art-deco and rococo styled building ,nice furniture ,wide and space full rooms and bathrooms,spotless .Good and various breakfast .Discret guests .Quiet .A little far away from the historical center but great choice of numerous trams and buses .Quick from or to the railway station .

We rented a room in this B & B. The bed, pillows and blankets had a strong nicotine smell, which is illegal and not enjoyable if you are non-smokers. Bath room was ok, breakfast was basic but ok. € 90 for the 2 of us for 1 night was expensive. The owner Mieke is a very nice Lady.
