I was really pleasantly surprised by the value of this place. Check in before 7 is preferable but doesn't seem to be absolutely necessary. The outside is no way as nice as the inside. Room was clean, well presented (quite a lot of stairs up!). But an absolute bargain for my late booking. Brilliant location. Breakfast service was superb and really tasty, although it it at a limited time. Thoroughly recommend this for someone that wanst a clean an reliable place to stay.

Room Tip: lots of stairs for upper floors

This is an excellent B&B. I stayed for 9 nights and found the bed comfortable, the room spacious, the breakfast as substantial as you want it and the staff friendly and helpful. You can't ask for much more really.

Booked for a 2 night stay with the family. We chose it as the room layout seemed like it would suit us over many conventional hotels, and it was indeed just what we were looking for. We had 2 kids aged 7 and 9, and the room was actually split into 2 distinct bedrooms, once of which had bunk beds for the kids (and their own telly) Great value given that you're actually getting 2 rooms.
Location is fab as only a couple of minutes walk to the sea front. Really friendly staff, and the breakfast was fabulous and cooked to order. You really couldn't ask for anything more for a weekend getaway. Highly recommended.

This place is just everything the a B and B should be.
Friendly and informative staff.
Very generous and good quality breakfast.
Clean and comfortable room.
Generous bed.

Reading reviews we decided to stay at this guest House the Berkley We were worried about one review which said they had to climb 42 steps to their room, We phoned direct to Hotel and asked about all these stairs, which is correct, having a slight disability this was not on ,we were told they did have a ground floor room which we booked, we stayed 2 nights , the room was very clean nicely decorated, but very dark, not much light because of buildings close by, The breakfast room was lovely , breakfast was made to order so was piping hot and fresh, lovely.The guest house is very close to the sea a few minutes walk, plenty of Restaurants near by 5 minutes walk, newsagents, and little shop to buy water etc. Downside The shower we couldn't regulate the temperature, water just got hotter and hotter, We did report it and told some one would sort it, but it was just the same, it is a very simple shower. The regulator was just a bar with only one knob to turn, if the owner replies to this comment and says it isn't a problem I suggest he goes and has a shower himself, The pillows were uncomfortable, and I couldn't believe for a 4 star Guest House there were no glasses in the bathroom just 2 cheap plastic beakers like the ones from Poundland , parking can be a problem its all on road parking, you are given a permit and pay just £1.00 per day (so doesn't break the bank) Would we stay again, yes but I would take my own pillows and glasses

Thank you for your comments, but concerned who you spoke to about the shower. The bar has a very simple operating system, one side turns on and off and the other side controls the temperature. There is also a button to stop the water getting too hot, so if you pushed this down you were going the wrong way.

We did have glasses in the bathrooms, but due to people breaking them and the danger of glass shards on the floors and carpets, we feel its safer to have individual wrapped cups, to help with hygiene and safety, and these are from our hotel supply chain.

We are also limited on pillows, as more and more people seem to be allergic to down and feathers, so pillows that we have have to be suitable for a range of customers, otherwise we would be changing pillows for every customer, so i'm sure your personal pillows will be different to a standard pillow we have for the different type of guests we have. How ever, we do keep a selection of pillows for those that request them.
