“Nice hotel, good location, great staff!”

This was the most expensive hotel we stayed at during our two months abroad but it was most definitely worth it. On arrival the staff were very accommodating and friendly. They arranged for us to see the local tourist sites in Chiang Mai and for a trip the following day (at a discounted price). The rooms were of a decent size, clean, air con, tv, wifi. Also two computers in reception for guests to use. The complimentary breakfast was one of the better ones we received (toast, eggs, fruit, hot + cold drinks). Great location - about a 10/15 minute walk to the night market with a couple of restaurants along the way.

Room Tip: Ask for extra breakfast with a nice smile and you'll never go hungry!

We have had booked for 9 nights and extended our stay for 12 nights (we got a discount for the whole stay of 15%)
The location is very good. Your near the thapae gate, night bazar and sunday market.
Our room was not so big, but I think this is not essential, your only there to sleep and take a shower. The beds are quite hard, but we don´t get any backaches. We had only problems with the mosquitos, it would be better with nets.
Summary:
Pros:
good located
nice and kind staff
good breakfast
clean rooms

Cons:
bathroom not so pretty (partly not tiled walls)
no mosquito net
dogs in the neighbourhood (wake up service from 7:30-9:00am)

Thapae boutique house is located just a minutes walk away from Thapae Gate and a 10 minute walk from the night bazaar. With a 7-11 just around the corner, we never struggled with things around the surrounding area. The hotel has a homey feel from the outside to in with a serene patio and open-air lobby where complimentary breakfast is served. The rooms are spacious for the price and the beds are very comfortable. The bathroom area was a little less clean but it never bothered us. The house has free wi-fi but it is sometimes slow/in-accessible from the rooms due to the router being placed in the lobby area. The staff were always helpful to point us in the right direction and made sure we were comfortable.

Room Tip: Try and get a room directly above the lobby for better wi-fi connection

I stayed here with my boyfriend in July 2011 and was knocked over with how lovely this place was. We arrived to be told that they didn't have the superior room we had booked so they would give us a deluxe room for the same price. We had decided on our way to Chiang Mai after a sleepless night that we would stay an extra night so when booking in we asked to stay a second night. Again we were allowed to stay in the deluxe room for the same price as a superior room.

The room was large, spacious and decorated to a very high standard.

The furnishings were beautiful and the bed was huge and very comfortable.

The guesthouse itself was very pretty, clean and the breakfast was lovely.

The staff were all very friendly.

The location was good - just a short walk to the very centre of Chiang Mai and on quiet road off the main road to enable a good sleep.

I will definitely stay here again.

I usually stay in a hotel on my frequent Chiang Mai visits, but decided to go for a guest house this time. And I loved pretty much everything about the Thapae Boutique House; super friendly staff, great design features (enjoyed how the modern concrete bathroom contrasted with the Thai design of the room itself!) The breakfast was modest, but satisfactory. Got a kick out of being served a banana every day, since I always eat one for breakfast at home. The air conditioning was efficient, and I also appreciated the firm bed. And it's hard to beat the Thapae's location. Just one word of caution: I'm rating the Thapae poor in regards to sleep quality, simply due to the neighborhood noise: dogs, roosters...you name it. No fault of the guest house itself. Ear plugs came in handy, since I'm not used to a rooster wake-up. But I would strongly recommend the Thapae Boutique House, and I already look forward to my next visit.
