We stayed 2 months. Paid for towels20 bht each and cleaning 200bht eachch time. Everything the owner can think of to charge you for she will. Our toilet and sink leaked slime. When asked to repair it she said ok but can't use toilet for 2 days!! and wouldn't let us change rooms. Lived with it gurggling and leaking entire time. Won't stay there again. WiFi was very spotty and often didn't work.

Stayed here for 3 days after moving from different guesthouses due to noise.Room was a nice size and clean, bathroom needs a renovation but minor point. Good points are - clean, quiet(ish), price 350bt. Bad points - staff miserable bunch, WiFi keeps dropping out possible noise from new bar being built next door for the usual old guy young Thai girl crowd

During Xmas period 2013/2014. I stayed on a monthly basis for 2 months. Didn't need air cond. Nice fridge T.V Quite location in down town Chiang Mia, close to everything, very nice guests common area. Very friendly manager (lady) and owner. The maids I think where part of this family owned Guest House, some say they where not friendly. The trouble I think was that they where mostly young and beautiful and it would be expected they would get offers from guests, I think that the owners were just protecting the girls from the many offers guest were making each day. But that happens in Thailand. The guest list was mainly backpackers and single older men.
Over all apart from the hard beds which I fixed by purchasing a piece of thick foam from a nearby shop I was very happy to stay at this place. My next trip I will be staying on a monthly basis for 3 months. Good value for the payment made...I'm a 72 yo single male from Australia

We stayed in Nuanpranee for some time. Price was the main reason - we paid 300 baht for the double room with a fridge. The room was very small, but comparatively clean. Although price and a fridge are the only pros of guesthouse.
Internet was incredibly slow, at evenings especially. Drunk people from the bar next door didn't give us a chance to fall asleep until 1am every night (take the room facing East not West - you won't see the mountain from the Western one anyway cause of the jalousie on the balcony).
Also the water pressure in the shower is so weak that sometimes it's not enough for the heater to switch on. And bring your own pillow if you want to have a good sleep - local ones are old and flat.
But the main thing is that the staff was not friendly at all. They only do cleaning once in 3 days on your special request in the specific hours. They didn't give us any blanket and they charged us 20 baht for some small sheet when we asked :) Some guy on the reception laughed sarcastically saying "I don't know about your country but in Thailand people don't cover at night". I don't know about Thailand but in our country hotel staff don't give their customers such advices.

Room Tip: Rooms on the east side are quiter.
