i've booked 3 rooms there and stayed for 4 nights :- = room are clean and tidy everyday = towel provided everyday ( VERY CLEAN ) = shampoo / body wash provided = hot water is good and working well = aircond good and working well ( i personally just on the fan as it was 23-26 degree at that time , fresh air is always the best ) Things to do:- - VERY near the Chiang Mai International Airport ( hire a cab once reach airport for 150 bath nett ) - Very near to the Sunday night market ( less than 10 mins of walking ) - alot of other markets near by that you can easily get there by RED BUS - ALOT of temple with walking distance ( anything further can take RED BUS that cost u not more than 30 bah(URL HIDDEN)11 near by - thai massage everywhere for 1 hr (PHONE NUMBER HIDDEN)ht ( MUST TRY ) - alot of tour that u can either book there / online TAKE NOTE: * NO LIFT, ALL BY STEPS ( so if you are staying on the higher floors, must be strong if you have heavy luggage * mosquito !! ( be prepared with repellent ) * they will NOT help you to call other tours if you didnt book from them ( as i booked mine online way before i went ) SO MAKE SURE U BUY A SIM CARD ( unlimited 4G can be bought online easily ) * receptionist will only be there from maybe 7am ~ 12 midnight , other staff there might not speak fluent English but all good, they will try as much as possible to help u in all ways! OVERALL everything was VERY VERY good! enjoyed and LOVED it!! 8/10 !!

Room Tip: if you have weak legs, chose the lower floors, as they have NO elevator

This was the first time I’d stayed at Kampala and found it through a great deal on Agoda. I was pleasantly surprised by the place, even though it was undergoing renovations and not all facilities were available. The rooms were a good size with a fridge, tv and free bottled water and wifi which was a bit hit and miss. The staff are so lovely. Afan went out of his way to make sure we had everything we required, calling taxis and recommending places to eat. The other staff (whose names escape me) were equally obliging, the girls on the reception desk were helpful and charming. Cleaning staff are reliable and courteous. It will be nice to return here once the restaurant is back up and running but there are several great eateries in the street so it wasn’t an issue. Walking distance to Thapae Rd and Worowot Market. Not suitable for anyone who can’t get up and down rather steep stairs but by the end of 9 days my legs have improved!

Room Tip: Steps only to rooms, no elevator.

The guesthouse was very nice! It's well located, near everything in Chiangmai, wifi is good and it's very clean. The guy at the reception was very very helpful and patient with us as we had a zillion questions to ask him! I would recommend it!

Have stayed for like 2 weeks in a private room. Great location, everything is in a walking distance. Room is being cleaned every day and plus you get 2 bottles of water. You can also get breakfast, get taxi, tours, laundry, motorbikes and etc. I have also had a TV with like 20 channels (Thai and English mostly) which is nice to follow up with some news. Overall it's been a nice stay with a very friendly staff! :)

1)Good location, is very near everywhere.
2)Staff are very friendly, get what your request.
3)Prices is acceptable, suitable for a family trips
4)Environment are not bad, Good to stay.

1)The stair are too small, it will difficult to climb when those old person.
2)When on March- May it will have a lot mosquito, but staff will provide you the
mosquito spray, so no so worry about it.
3)When on March- May it will also very hot the air condition are not enough for the family room.
