The staff in this hotel are great and very helpful.
The location is great
However the rooms need upgrading and modernising. The walls are thin so noise travels easilyThe lady who made the breakfast was lovely but the choice and variety was very limited

We were enormously dissapointed. The hotel was very cute and yes, they had free wifi and a nice movie collection if you got bored. However, the cuteness was outweighed by the fact that it was dirty and there were ants and spiders everywhere. We found plenty in our bathroom and even some ants in the bed. The only thing worse than the ants was the service. The women working the desk tried their best to be nice, but the management wouldn't let them help us with even the most basic requests - like asking for more towels (they needed permission), changing money (only the owner could do that and I never met him despite asking for him every day on our stay), or using the phone to make a toll free call when my ATM card went missing. We stayed a number of hotels all across Vietnam and Thailand and this stood out as the only dark spot amongst the many great places. I would highly recommend looking elsewhere for lodging.

Very homey guest house in the heart of the ,"Old City"
Friendly staff, rooms upstairs have more windows than downstairs.
Very small pool, but good for cooling off.
Sunday walking market starts right outside the door.

Easy access to Bike tour company, vegetarian restaurant, Buddhist Temples, inexpensive massage spas.
Walls are a little thin and lacking in sound privacy.
The architecture is traditional Thai style, lots of wood and woven mat on the walls and ceiling.
I really appreciated the English proficiency of the staff. It was easy to ask questions and get help for any number of things. Including a reasonably priced ride to the airport in a guest house car.
Breakfast is included and with several choices, always satisfactory.

I have stayed in a coupe of places in Chiang Mai and this was my favorite.

Room Tip: I would go upstairs, facing the pool is to the east and less hot in the afternoon

Beautiful hotel. Rooms are all different style and have a traditional and local touch. We stayed in 3 different rooms. Mine located on first floor next to the lobby/pedicure spa area was the only one which I got bites every morning. Don't know if it was the bed bugs, or mosquitos. I have a particular itch from mosquitos and fear that wasn't the problem as much as I wish it was. The bed had mosquito netting around it and I pulled them and sprayed with "OFF" without much help.
The rest of the rooms were great, breakfast yummy, pool relaxing, and location superb.
Stay away from that room!

Room Tip: Not ever the one with mosquito netting around it and right down from the lobby/foot spa area.Pool located outside of window, but high window so nobody can see in.
