Located in an interesting hutong district. This small courtyard hotel is built around an attractive courtyard where guests gather for breakfast, tea and respite from the crowds of Beijing. Rooms are attractively decorated, with modern bathrooms and good showers. Best feature of all are Sam and Jerry the owners of the hotel. They speak good English and will help organize tours, plane/train tickets and help in any way the can to make your experience in Beijing memorable.

We arrived in Beijing via train with heaps of dirty laundry and a dire need for a hot shower and softer bed. So glad we were booked into this B&B/ upmarket hostel. Jerry took all our laundry and washed and dried it for free. The shower was strong and hot! Bed was comfy :) Wifi was excellent and easy to access.
Jerry provided great service by taking calls for us from our Chinese friends. He also pre-filled our dim sum menu and sent us to a great cheap dumpling place where we ate until stuffed. Sam fried our leftover dumplings for us for breakfast which was terrific.
The great benefits to this place is the personal service and helpfulness of the hosts. The basic requirements are done well and there are no extra costs. Guests were even able to helpthemselves to bottled water free of charge as required. The area is excellent and is trendy with great food easil accessible.
Only negatives include the hidden location of this establishment. Our taxi driver couldn't find it and we had to get help from locals. When you book, email Jerry for a map and more detailed instructions. Please note this isnt a large hotel, rather a home like B&B... Great stay, thank you Jerry and Sam

We stayed here by accident as our other hotel had double booked us.
What a nice surprise we had, the rooms are charming, a flat screen tv and good shower.
The staff , Sam and Jerry were great hosts and we loved the communal aspect of the courtyard.
And the free waters were a godsend

We couldnt find availability in any of the other top 6 hutongs and ended up with Courtyard view for our recent stay in Beijing - Definitely worth getting down the list even though I typically dont go down that far in the list.

Hutong is in a central location (about 15min walk from Beixinqiao station in Red line?). Alternatively you can take Bus 107 from near the Hutong and for 1Yuan, the train station is only 2 stops away. Three stops on 107 on the other direction to Train station puts you right infront of a Chinese mega store where you can pretty much do all your shopping from iPhone/iPod covers to luggages and suitcases all at bargain prices... Ask Jerry or Sam about it before you check it out.. they can write the name of the shop in chinese.
Hutong is also next to a trendy alley that has several international cuisine restaurants. 2min walk from Hotel right in the alley leading to hutong is a Chengdu style restaurant which is VERY VERY GOOD.. we had almost 4 meals there and for a family of 4, we rarely spent >120yuan

OK, now the bad stuff.... getting taxi's to go anywhere from the main street of the Hutong location is tough. Roads are typically crowded and taxis arent enticed by the small business so they simply refuse you. We had to scramble and take bus/train once to go to Opera barely making in time after being refused by several taxis. The second time we had to haul three luggages in crowded buses to the Beijing Railway station. Jerry tried with us to find a taxi, but we gave up after 30min of trying instead hoping onto buses to get to the station in the nick of time. Jerry/Sam will however arrange a pick up taxi for you from the airport (240RMB) and there wouldnt be any issue with that.

Hutongs in general are connected to sewers with very low down pressure, so you cannot flush toiler papers as they will clog the drain. Leaving the soiled paper in the bin leaves an eternal foul odor in the restrooms... so thats something to watch out. The "NO paper in toilet" policy was also in our second hutong/guesthouse in a different city, so I am guessing this is a standard issue unless you are in a big hotel ( we didnt have issues in Chengdu and Shanghai later on in our trip as we were able to flush toilet paper down the drain without issues) - The rooms however were very well maintained and nice and clean and comfortable

Lastly a tip on train transfers out of Beijing.. we used Jerry's help to book the tickets which they did for a very small fee (40RMB)... However the agents are more agressive and get you the required tickets. Obviously with more demand than supply, train tickets are very hard to find and we only got 2 tickets when we had hoped for 4. So our two kids and us had to share 2 berths which took sleep out of the equation. So if you are desperate to experience a train journey in China like we were, either pick a route that isnt too popular or pay the extra fee (upto 200RMB per ticket) for the agent who will poach these tickets for you. Jerry/Sam can only do so much, so dont fault them on this one.

Room Tip: Explain your party size as some rooms were very very tiny... so dont just go for the lowest price room.

We stayed in the courtyard view for about 10 nights, with a group of 7 persons.
The advantages:
- great atmosphere ( small courtyard to read/chat )
- free laundry, wifi or computer use
- friendly staff ( always helpful, trusteable, ... )
- nice enough rooms: airco, flatscreen, shower...
- the area ( gulou dongjie, nanluoguxiang ) is one of Beijing's hippest: hutong bars, fashionable shops combined with traditional beijing city life scenery.
- basic but good breakfast

Some minor disadvantages:
- breakfast is outside, so difficult when the weather is not good. On some day BF was not ready on time
- the small rooms lack cupboards to put your clothes on. There's room for improvement on cleaning the rooms.

Overall a very nice experience in crowded beijing!
