Located about 10mins walk opposite of Market village, Soi has no signboard hence make it slightly difficult to find the guesthouse (gotta ask direction from local).

Paid 750b/night for twin room. Reception with simple english but no issue as we did our homework before coming. Room condition is old but clean, wifi also ok to use as well. We stayed at highest 4th floor so request lower floor if you don't want to climb stairs everyday...

Hired taxi driver located near market village to drive around Hua Hin for attractions.

Room Tip: Choose lower floor if carry heavy luggage

dilapidated guesthouse rooms modest staff absolutely irritating and annoying never a greeting or a smile than the proverbial kindness Thailan the dog was the only nice
The country nothing special the Beach not with umbrella. The see nothing special at the end ABSOLUTELY NOT

It was difficult to find with Google maps GPS. The gps location on TripAdvisor is wrong. But after we find the location it's a really nice area. Here many hotel and guesthouses but this one a very clean with big room an super friendly staff. On the ground floor live the staff as family and it's same you stay home with them. This place is a two min walk from the beach or 5 min walk to the big shopping center. Car park is possible but a little bit difficult in the small street.

Worth of money for the double room we have. Located opposite of Market village. If you are travelling from bangkok to hua hin, remember to inform driver to stop at Market Village.
If you are stop near clock tower, it will cost you about 130Bahts to send you to hotel which is abt 2km away only. It is walking distance for backpackers but will be a problem for those travelling with a big luggage.
No signboard available at the soi. Easily missed it if you didn't ask direction from local. Even location in google map also incorrect, I'm not sure why.
Only 1 reception able to speak simple english. But overall, no major issue on this. Just unable to locate the swimming pool as it is not attach to the hotel.
Room condition is good and clean, wifi also ok to use. Just slightly slow speed at night.
Hotel is very close to sandy beach, some water activities are available at the seaside.
Family mart is available at the soi junction.
15-20min walking distance to night market.
Do not take taxi service from the hotel as after comparison it is higher than taxi service available outside of market village. Just walk out and look for it.

This place is about one kilometre away from the main town and pier and about 100 metres from the beach. You can easily walk along the beach to get to the town or you could walk along the road or take a tuk tuk or motorbike taxi cheaply. You can also hire a bike. This little area seems to consist of several European/Thai owned hotels and guest houses. They all have restaurants too and if you walk on to the main road, there are more cafes, restaurants and bars so you don't need to go to the main town if you do not want to. The bus stand for mini buses to Bangkok, Cha-am, Airport etc is also just a few metres away on the main road.
The price is really good because Hua Hin is not cheap but at this place you can get everything you want, fridge, air-con, nice bathroom, sitting area, on site bar and restaurant for a low price. There are no frills but it does the job very well and they even have a swimming pool that is not a bad size.
Wi-Fi worked well too.
