This is superb place to stay. A 10-minute taxi ride from the centre of town it is extremely quiet and peaceful. The 5 pond-side rooms are spacious and very comfortable with air conditioning, indoor and outdoor shower and separate toilet. Each room has a small open sided veranda with comfortable chairs ideal for a quiet read or drink. The one upstairs room is slightly bigger and has a large balcony overlooking the garden and nearby fields.
We spent a very relaxing week here at the end of our first trip to Vietnam. We walked to and from the centre of town several times though the first few days many roads near the river were flooded. Taxis were easy to come by and it cost around 55000VND each way. The free cycles are always available so I went exploring the nearby farming and fishing community most mornings or rode into town to satisfy my fascination with markets and photography.
Breakfasts were very good with western or Vietnamese food available along with fresh bread, fruit, fruit juice and hot drinks. We ate dinner at the villa twice having negotiated ingredients and dishes in the morning. The food was very tasty and good value for money. A bottle of reasonable quality imported white wine cost around $30.

The grounds are beautiful. The open sided central structure is completely surrounded by a pond full of interesting fish and flowering lilies. The swimming pool is extremely refreshing maintaining a very cool temperature, which was quite bracing on entry. A very pleasant environment.
The owners also have a clothes shop in Hoi An where I had some shirts made which were excellent quality and very reasonably priced. The finished garments were delivered to our room 7 hours after placing my order. Brilliant.
Hoi An is a really interesting town with lots to do and see. There had been a flood early in our stay so the streets near the river had been inundated with water and mud. It was amazing how quickly the local people got back to normal though many tourists would have been evacuated to hotels on higher land.
