This bed and breakfast is awesome! The location was perfect for us, being only 20 minutes from Rochester. The house was spectacular and was furnished beautifully! The hosts Jim and Liz were very wonderful people and very hospitable. We cant wait to come back for another visit!

Room Tip: The master suite was awesome!

This is our second time staying at the Inn and we have had a wonderful experience both times! Liz and Jim are two of the most exceptional hosts who have thought of every detail to make your stay something to remember! The breakfast was absolutely delicious with all local and organic foods.

Their inn is a beautiful historic home that has such a welcoming ambiance. It is immaculate and all the rooms are so beautifully decorated.

We would highly recommend staying here and cannot wait to return!

My husband and I stayed here two nights when we were in the area for parents' weekend at our son's college. From the moment we arrived, we felt welcome and comfortable. The farm is spectacular, and beautifully kept. Jim and Liz pay attention to every detail, from the thick towels and crisp white sheets, to the quality of the tea offered, and everything in between. The house is immaculate, and filled with history. Jim kept a fire going outside each night, which added a really nice touch. Oh, also, breakfast was all local foods!

We plan to be back for many more visits in the future - hopefully we will see it in every season.

Room Tip: We were in room 4 with a king size bed and private bath. Very nice!

We had a marvelous 3 nights at Charlton Farm Inn. Liz and Jim were gracious hosts, who made our visit one to remember. Each night when we arrived at the farm, we were greeted with tea and cookies, then allowed to relax in one of several spaces available in their home. One night was sunny and warm so we spent our time on the verandah, rocking, reading, knitting and drinking tea, watching the sunset. The bedrooms were beautifully decorated and the beds were luxurious, with down bed toppers and duvets. The bathrooms were spacious, and elegant and well equiped. Breakfasts were delicious with a great deal of choice, both hot and cold options available. When we arrived she questioned us with regards to food allergies and our choices for the morning meal. Liz shared some history of the area as well as offering options of local activities we may be interested in. She told us of places available for dinners and made reservations if we needed them. They are located within walking distance of dowtown Avon with all its amenities and yet their home seems to be in the country once you wind down thier driveway. It was a very enjoyable 3 days and I would stay there again if I were in the area.

My husband and I stayed here while in Avon for a family reunion. Liz and Jim were great hosts and very accommodating. The rooms were impeciably clean and well decorated and the breakfasts were large and very tasty. I would not hesitate recommending the Charlton Farm Inn for anyone. We plan on staying there again for next year's family reunion.
