So the Internet is spotty at best if your lucky. Very slow poor comnections. Showers are Luke warm at best. Spend 15 to 20 minutes getting it to be even moderately warm. Drunk idiots in park who have no respect for others. A lot of full time campers there. Parking for more than 1 vehicle sucks. No campfires allowed. Granted the water is nice and they do have catch and release but it doesn't make up for other essentials you may need.

We came in just after a fairly decent snow storm in February. I called in advance to let them know as I suspected they'd have to clear out a spot for our 44' 5th wheel, which proved to be true. We stayed for nearly a month, as my husband was working nearby, and the park in and of itself was nice. This isn't their "season" so the office/lounge was closed for renovations, which was a little disappointing because I work "from home" and enjoy getting out of the RV and going elsewhere to do some work to break up the monotony. That said, the laundry facilities were good and reasonably priced, the spaces weren't crowded (again, this is winter - off-season), their rates were very reasonable, especially if you were paying weekly or monthly, and the people there we nice, both staff and RVers.
The only issue I had was with the amount of snow and ice that was throughout the park on roadways and walkways. Obviously, it's winter, and I don't expect it to be perfect, but they had equipment and could have cleared a bit more, if for no other reason than safety as I slipped a few times walking to the dumpster and the laundry facilities. A less agile person could have had major issues.
All in all, the property thawed out by the time we left and looked beautiful with the creeks, river, pond, and picnic areas on and near the property. There are little hiking trails nearby and walking paths throughout the park, not to mention the property mascot, Al the Alpaca is a fun suprise. There were several places to walk your dogs both on and off property (and there were a lot of people with dogs), and restaurants, groceries, gas, propane, and general stores nearby. We would certainly come back again should we be back in the area.

This park is absolute gorgeous ! Streams and ponds everywhere you turn. Our RV is literally 15 feet from a small running rapids in the stream . Hearing the running water all day is soothing. The Park has a very Nice staff. Everything you could need .. Laundry , shower rooms - nice and clean . Flowers here are everywhere! The owner is very creative and has planted them even in tree stumps and adorned the park with color.
I've caught Rainbow trout daily in a honey hole I found.. Catch and release .
They allow camp fires but have limited rings so you might bring your own pit. All guests that have pets are kept close to their owners and seem to enjoy the park as much as we do!
One hint... If you need to get into town and don't have a vehicle there is a shuttle but only once in the morning so check the time the day before.
We are here about a week and travel into Durango and surrounding areas daily to explore . Lots of places in this area to visit. Hunting (I'm staying here while my husband is Elk hunting ) , fishing( if you need a guide look up - Animas Valley Anglers- Will ) ,Mesa Verde , all close . We did rent a car as the road has to much traffic for our scooter. If you check in here ask the staff if they remember the hitchhikers ! We missed the shuttle and tried to get to town the old fashion way. Had a good laugh and then just took our mini RV to town instead . There is some road noise ,buffered by only some trees,on one side of the park so if your a light sleeper you might request being away from that end.
There are numerous places to be waterside . You won't be disappointed .

This place is so cute. Although, majority of sites are close. The premium sites would have been nice but we made our reservation just before arrival. Clean, friendly, pretty grounds. Close enough to Durango.....about 27 minutes. But also close enough to chimney rock and Pagosa Springs for a day trip. We even went up to Purgatory and hung out. Bayfield small quaint town. Several good eateries. The B Diner was a favorite breakfast place. Kids enjoyed a stream across the street to do a short float on.

Yes, it's a pretty place. And if all you want to do is pay your money and sit in your RV, you'll be happy enough. But venture out, and you run the risk of running into the multitude of undocumented rules. If they wrote them down, at least you'd know what to expect. But that'd ruin the surprise.
