It's an okay place. Nothing really outstanding. Compared to our usual Diamond resorts timeshares, doesn't really measure up. (We didn't realize it was an affiliate) It was clean. The bed was great!! The units are pretty tight. And yes, somewhat outdated. But if your looking for a quiet place to stay, it's good. And they serve a decent sundae at the pool tiki hut. Like I said, it's okay.

The location was great. Walking to Flagler on the beach or street was easy. The beach is beautiful as well. I was disappointed with the accommodations.
We are Festiva owners and had booked a 1 bedroom. We called several times about the room location, size, etc. since we had been surprised, and not in a good way at other Festiva resorts. The 1 bedroom was about the size of a "lock off" unit at other resorts (old Escapes! properties) but with fewer amenities. We had about 1 foot of cabinet space and a bar sink. Pieces of dishware and glasses were missing and kitchen supplies were lacking, which didn't matter since I couldn't have cooked anyway. The balcony was less than 5 feet across, barely room for two small chairs.
We were never told there are several sizes of 1 bedrooms, and the website is very misleading. The front desk kept telling us they were all the same size, but a cleaning person let us look at another one; they are not all equal. The Festiva representative and the front desk did not know the property at all. The room had been updated, but the bed was horrible. New pool furniture was nice.
Don't let a salesperson get you...they are rude and obnoxious, and we are owners.
We made the most of it, but were still very disappointed. We were in the main building. The bungalows looked nice, and big. Just verify your room size and location.
The housekeeping staff were the nicest.

The outside pool area and the fact that it is ocean front is awesome. You are close to many shops and restaurants, another positive. But the staff and the room quality is lacking. Rooms are out dated and minimum furniture. Kitchen is pretty well stocked. Bathroom is average. Staff, many are annoyed that you are requesting assistance. There were probably only 2 or 3 that were very friendly. Everyone else....nope.

Room tip: higher floors and ocean view...if you can. They claim to not have availability but, when you push the issue, suddenly there it is!!

We stayed in a gazebo which was right off the beach. Sitting on our porch, we had a beautiful view of the ocean. I could not believe we were so close to the water. The gazebo was cute! Updated kitchen and bath. The furniture was dated but who cares, we were out side most of the day and night. Only came in to eat or sleep.

The pools were nice. One of the pools was deeper which keep the little kids out of it so the adults could swim. The other pool was not deep for the kids.

They had a tiki hut which had specials; like cheeseburgers, hot dogs, milkshakes, etc. The were fine (nothing special) but not bad at all.

They have several fun activities each day for kids and adults.

My husband and I will definitely be coming back!

Loved this place. On the beach with short walk for shops, restaurants & bars. We had a 2 bedroom bungalow that was mostly updated & very clean. Big sit out on balcony. Only reason not scoring a 5 star is becuz we didn't have a good view of ocean but only took a minute to walk to it & you could hear it from balcony. We spent very little time in room anyways. I especially liked the sanitized pillows & sheets. There's no laundry service in room to get clean towels it's a short walk to lobby hall if you needed more. We had 15 for 3 nights though so we had plenty. Very nice people working there. 2 pools were very clean. Swings on beach & grills out back too. Lots of places to sit out on beach. Everything in our room worked. 20 minutes from most anywhere around Daytona, Orman Beach, Port Orange. Walmart 15 minutes away. 7-11 store in walking distance & they sell frozen bait.
