Very clean with friendly staff. Lots of fancy finishes & fixtures like black furniture and tufted headboards but sadly lacked all the charm I expected when I stay at a beach hotel. Located on a busy street across from a public beach. Pool is on the busy street with no privacy or natural shade- just a few table umbrellas. Did have a killer view- that you pay extra for and the balcony was tiny w/ 2 chairs when we had reservations for 4 people. Room was very cramped. Desk chair hit the bed. Room didn't even have a microwave. Lots of small charges added up. Had to pay $11 per day to rent a beach umbrella and $9 per chair per day at the beach since the hotel didn't provide any. Had to pay $25 each x 2 cars for parking passes on top of over $250 per night and breakfast was not included like the Holiday Inn Express hotels. Laundry was free though instead of coin operated like most. Just another boring, generic, cookie cutter large chain hotel that could be picked up & placed anywhere. I have stayed at hotels with more of a beach vibe in Orlando- 90 minutes from any beach! Will look for a smaller hotel on the beach with lush landscape, sand, shells and beach decor the next time I am in the area.

Room Tip: Stay on the top floors so at least you get an awesome view of the beach & sunset!

Great hotel with the beach RIGHT THERE!! Walking distance to St. Armand's Circle with its quaint shops and various places to grab a bite to eat or a nice cold beverage. Hotel is nicely decorated, quiet and clean. Hotel staff is friendly and willing to help you if needed at anytime day or night. I stayed just over a week and did not experience any problems with anything. My room was clean and comfortable and smelled good as well. Best of all, there were free beach chairs that guest could take to the beach daily. I certainly would stay here again and again and highly recommend it to friends and family.

The good:
*Location (especially oceanfront)!
*FIRM, comfortable bed. Very supportive. No sore back.
*Choice of soft/firm pillows (they’re labeled)!
*Refrigerator for your delicious leftovers.
*Keurig/K-Cups provided (4).
*FREE, AMPLE self-parking! A big relief after the hassle/expensive valet-only we had at the last hotel.
*FREE newspaper available daily by elevator/lobby.
*FREE 2 bottles of water + mini sunscreen. Nice touch!
*Great, effective blackout curtains.

The bad:
*Not quite quick walking distance from shops/dining, as many reviews suggested. It’s a fairly long walk.
*NO microwave — but they did bring us one right away upon request.
*They liberally spray some kind of aerosol air freshener in the hallways that REEKS of artificial chemicals.
*No free breakfast. :( But they do have a restaurant with a great view.
*Rooms are definitely nice, but don’t expect “white-glove.” You’re really paying for the location. There were some scuffs by the bath tub, mirror, on the silver tray with the ice bucket, etc.
*A/C unit clicked on and off every 5-10 minutes. Fairly loud and jarring, if you are a light sleeper.
*Big step-over to get onto the patio. We found this a little dangerous (tripping hazard).

It's solid Holiday Inn - a bit tired, but nice enough. Great beds. But there are two heroes: the beach, which is right there and is outstanding, and St. Armand's Circle, which is a pleasant ten minute walk away (with all its restaurants and action). Pool is acceptable, maybe even nice. Good poolside bar, friendly vibe. Great for a family vacation. I would stay again for sure.

OK, when I read the reviews about small bathrooms, I thought it was just Americans being 'whiny', but I know small when I see small, and believe me, this bathroom was SMALL! The attempted updating meant that the countertop for the sink intruded into the door opening. Watch your hips! We were in room 426, which was made smaller by the emergency stairs at the end of the hall. We did have a small balcony overlooking the beach. Yes, this is an older hotel. No, it is not a resort hotel, even though they charge a resort hotel fee (just add it to the price of the room for heaven's sake, and let's not kid ourselves). Recommend not being in rooms 226, 326, 426, 526 or 626, or their equivalents at the other end of the hotel overlooking the beach. On the rear of the hotel the equivalent rooms would overlook the parking lot. The hotel is across the road from the beach, but there is a crosswalk, and people here actually do stop for pedestrians. Breakfast is on the 7th floor and is not included in the room rate. The view is great and our hostess Suzette was very nice.
