Hotel Kheivak is probably the best located accommodation in the city of Khiva, Ichan Kala. When you sleep in suc a hotel with all minarets, mosques and mausoleums around you you do not want to have anything more.

Room Tip: All rooms are just fine.

The wifi is SLOW/non-existent in some rooms. Deal breaker for me!

Breakfast was rather unpleasant - try your luck.

Water is not included, there is a small chance buy bottled water.

The place did the job, but I was glad to leave.

I recently spent 2 nights in this Hotel as part of a 9 night tour of Uzbekistan. The Hotel is very well positioned right within the city walls of Khiva and hence a stones throw from all the sights. I can not agree with some of the reviews on this site- my room ( number 20) was very well serviced for my needs and the air conditioning worked perfectly. The Manager on the front desk spoke very good English and was welcoming. All other staff, although very friendly, only spoke basic Englsih. The Hotel has a very good bar/ garden area where you can get a beer( bottled only) and have a meal so good as so you wouldn't want to eat or drink anywhere else- good value.

The Malika has a great position opposite the main gate to the old city of Khiva. It means that you can easily go back and forth and also that it is very quiet, as the old city closes up at night and is free of cars.
The building reflects Khiva brilliantly, with a large , light filled central court yard.

The rooms are spacious but basic.However, everything functions properly.

The staff are particularly friendly and helpful.

I found it a haven from the heat and a pleasant place to hang about in.

It is probably a 3 star hotel but the welcoming spirit of management lifts it to a 4 star .

Room Tip: The front rooms look over a large open space to the impressive city gates.

We stayed here one night. The location is good. The air conditioning was poor, even at full blast on high fan. The lamp by the bed went on and off. They don't provide any bottles of water in the room, you have to purchase them from the front desk. I woukd have rated thus place much higher if the a/c worked.
