Our group rented two condos - D305 (2bd/2.5ba) and B101 (2bd/2ba). The units in Vista Waikoloa are spacious with large lanai's. Our biggest complaint was that B101 had NO WIFI and also had a fair number of ants. B101 also could use more lighting options, being a darker, bottom floor unit. Both condos were comfortable and well appointed but not fancy. (Kolea and Hali'i Kai are higher end if that's what you are looking for.) The kitchens and units overall were fairly well stocked with accessories, but both needed more dishes (unless you wanted to run the dishwasher every day) and had TERRIBLE knives. I've stayed in other units in the past with much the same experience. Overall, we enjoyed our stay and would return - at least to the units with WIFI.

We really enjoyed our 9-day stay at Vista Waikoloa, unit F302, this July. The unit is quite modern, very comfortable, and very centrally located in the Waikoloa development. We enjoyed using the full kitchen, eating on the lanai with its view of the golf course, and borrowing the beach chairs and umbrella to go to the beach. Since this unit faces the golf course, we did not have any problems with traffic noise. There are two bedrooms and two full baths, so the unit would comfortably sleep 4. During the heat of the middle of the day in July, the air conditioner was necessary (and sufficient) to keep the unit cool, but in the mornings and the evenings, the fans were enough.

We could walk to the beach at "A Bay" if we weren't carrying anything, or take a 2 minute drive with beach gear. While the sand at this beach isn't as nice as some others, the water is beautiful and protected so it is very calm. We could also walk to the Waikoloa shops and restaurants (or walk off our dinner on the way home).

The grounds of the complex are nicely landscaped, and the grill facilities look nice, even though we didn't use them. We did use the lap pool, which is beautiful, and has two jacuzzi tubs nearby. The only downside to this is that the pool opens at 8 AM, making early morning lap swimming impossible.

South Kohala Management were easy to deal with, and picking up and dropping off of keys went smoothly with their (really friendly!) representative on the property. This was an excellent, money-saving alternative to one of the resorts. Recommended.

Room Tip: As noted, rooms facing the golf course will have less traffic noise. F302 was just fine for us.

F-305 We spent Christmas here. 10 days. We rented three different units from abbey during a 25 day stay and they were great when we needed them to be. This unit is noisy because the main drive is right beneath you and it is very busy starting about 4am. Dont think you can eliminate the noise by turning on the ac because its worse The furnishings were nice and the wifi was fast. The kitchen has musty smelling cupboards which affect the dishes, they had to be rinsed before using them each time. The stove has aging coil burners that slope so your food slides to one side of the pans -- which are hacked up Teflon pans. We mostly cooked in the condo but the food in the area is all very expensive as is the shopping. This area is close to some great beaches but we like to hike and snorkel so found ourselves driving away and spending the day elsewhere almost every day. The pool and BBQ area is nice and we used both. If you like a high end resort area these units are perfect but I would choose one that is away from the main street and one with an updated kitchen.

We stayed 8 nights in B201, managed by Abbey Vacation Rentals. Average condo, no beach items like others appeared to have (umbrellas, boogies boards, beach chairs), just beach towels and toys for small children. Master bathroom was not clean upon check in. No cleaning supplies so had to go out and buy some. No phone call from Abbey to ensure all was okay. Nice enough complex, not enough chairs at pool when busy. Pool very clean. Beautiful lanai, ate all meals outside enjoying the beautiful weather and view. Mattresses need to be replaced on all beds, and new bedding needed for master - very dated. Other than the master bathroom, the condo was clean and sufficient. Definitely the oldest complex in that area. Nice and close to A-Bay, lots to do within walking distance.

Room Tip: B201 was close to pool, and convenient to BBQ area.

Stayed 10 days with the family in a 2-bed, 2-bath apartment. The facilities were in great shape, there were ample beach chairs, boogie board, umbrella, etc., and the kitchen was stocked with condiments, etc., and cleaning supplies. We also spent time at the pool, which was good, but did not use the BBQ facilities or the fitness center.
I can't think of a single thing to complain about.
