The place is in a bad area. Bums in the parking lot and across the street and outaide. Parking lot smelled disgusting like pee. We got to our room (110) there was poo in the toilet and the bed sheets were disgusting. Stains everywhere.pee stains and blood stains. We stayed there 5 min called down and got a full refund. Thank God.

Good area, clean rooms and comfy beds! Perfect base for a trip in San Fransisco. Don’t be put off by reviews about homeless people because they are all over San Francisco and from my experience in 3 weeks they don’t bother you. And no one can access the hotel without a key card.

It's in the Tenderloin so adjust your expectations.
There are free camping spots in the stairwells, outer hallways and parking areas, though they seemed to all be occupied so we were forced to get a private room.
We happened to find bedbugs during the first 5 minute superficial examination.
Staff were initially helpful for our midnight checking. Parking is available ($25) but quite dicey. All staff completely disappeared immediately after we found bedbugs and tried to check 15 minutes after check in.

I have stayed at this hotel regularly for the last couple of years. The price is very reasonable for San Francisco . The manager at the desk is very nice and helpful and very efficient. The rooms are spacious and always clean. Recently there was an internet upgrade and the WiFi is excellent. Also the bathrooms have been remodeled and they look great! All rooms have refrigerator and microwave and coffeemaker. The TVs are flatscreen and have DISH tv. Parking is available on premise at a very reasonable rate for San Francisco. The neighborhood is not the best San Francisco has to offer, but the hotel is secure and the neighborhood is interesting. I definitely recommend this hotel.

Needed a night to stay and this place came up. First and foremost, the property location is not ideal. I wouldn't step out at night to walk the area. Transient present is high. The location is open so you hear the noise as the night life yelling, police / ambulance comes screaming by.

The hotel room was fairly clean, not too spacious but not as small as a hotel room in NYC. I had a room on the 2nd floor, which was far enough away to at least not get the brunt of the noise. I used uber to get to the hotel, to my destination and airport. They charge $20 for parking overnight. The office had cameras pointed at parked cars. The most glaring aspect of this property is the accessibility by transient. The stairs required a key card but I was too afraid to walk out at night to explore the nearby scene. If you have the inkling to try - please don't!
