I called the business after our recent stay on Labor Day weekend for our anniversary, and while Susan was sympathetic and offered us a free night in a suite, which I turned down, she said she would get back to me after talking to the owners. I didn't get a call back.

We arrived and loved the front porch and entryway. This was the nicest part of the historic inn. Spent some relaxing time reading out front. Location is excellent and walking distance to many sites and restaurants, plus they have a restaurant there. That's where the positive stops...

We were ushered to our room but given no instructions on how anything worked. The air condition was stuck on about 65 degrees. My engineer husband spent about 20 minutes trying to work the control but gave up. I went down to the front desk to get assistance but she couldn't figure it out either. Had to make a second trip down to see her after our neighbors returned in the afternoon.

Turns out several rooms were occupied by guests at a wedding...the TV was blasting, and it was like they were having their conversation in our room! We asked the front desk about this, she said the walls were paper thin, and it seemed this was a common complaint and she would ask them to be quieter.

We headed out for a nice dinner, hoping to return to our comfy bed and clean room. Before dressing though, we wanted to shower. That's when we saw the huge rust stain that went from the spout to the drain. The rooms were quaint and not modern, that's not why you stay in a B&B, but this was pretty gross. Plus, the toilet was placed in a way that I couldn't even sit down straight because my knees hit the tub (I'm 5'5") so you had to sit sideways to use the toilet. Two of the three light bulbs in the center light were out. We grinned and tried to make due, at least sleeping in a cold room, we could snuggle.

Then our neighbors returned from their wedding. I'm not sure when, but they definitely woke us up. The following day, breakfast was good, nothing fabulous but it took almost 30 minutes to get it. Susan was gracious and served the meal plus coffee and fresh juice. We headed out for a new day, but decided to turn the air condition unit off. Our neighbors checked out so we were thrilled. WRONG.

That evening a family moved in, we're talking an infant that cried before dinner and at least 3-4 times during the night. Who comes to a romantic B&B with an infant?! Thank god they woke us at 630am and left their room around 7am so we could hang out in peace for a bit before getting up. This inn needs to inventory their 9 rooms, repair the simple items that should be in working order. Have the fixtures in decent shape and not allow guests who don't get the rules of basic courtesy to their fellow travelers. If you want a place to sleep, head to a hotel and leave the B&Bs to those who are looking for a different experience.

Room Tip: Too noisy with paper thin walls, not upkept, wouldn't recommend

My wife and I stayed overnight at the Kenmore Inn while en route to a family wedding in Williamsburg. Our room, the Fredericksburg Grand, was comfortable, clean, and elegant. The bed is a fancy, antique poster, queen-size topped with a canopy. The mattress and pillows offered a relaxing night of sleep. The room has a working fireplace which we did not need. There is a small flat-screen TV with Verizon Fios cable. Wifi service is free and good. The bathroom has a Jacuzzi tub with a shower. Older guests need to be careful getting in and out of the tub as it is high. The shower has excellent water pressure and all the hot water one needs. There is a Keurig coffee maker with a supply of various coffees and teas in the hall outside of our room.

The Inn has a restaurant and bar in the basement. We took advantage of it for dinner after a walk around historic Fredericksburg. Diners have an option to eat outdoors on a large patio or inside. We chose inside near the bar. Live music was available in the main dining room. Our waitress was very pleasant and attentive. I got a Kenmore burger with pommes frites. My wife selected a pasta dish with chicken. Both of us were happy and sated afterward. There was a good selection of beer, wine, and mixed drinks. We picked a tasty wine. We shared a delectable dessert of cherry cobbler with vanilla ice cream.

For breakfast, we had a choice of five meals. We enjoyed an omelet with whole wheat toast, a small fruit cup, glass of orange juice, and cup of coffee. Service was quick. The dining room is bright and cheerful.

The young woman manager was pleasant at check-in and check-out. She offered suggestions for travel to Williamsburg.

There is no parking lot per se but we were able to park on Princess Anne Avenue in front of the B & B. There are also spots available on Lewis Street. There are no meters.

We would like to return for a longer stay in the future to explore the historic sites in town.

Located on the outskirts of the Historic District, this wonderful old colonial inn provided us with the perfect respite on our way from Connecticut to South Carolina. The staff were wonderful. Within a couple of blocks walk to great dining options and historic sites. The AC was a bit challenged, but we were there in July. Hoping to make another visit during cooler temps to explore more fully the wonderful history and eateries of Fredericksburg.

The rooms were fine - really nice décor, everything as you expect it in a town like Fredericksburg. The food was very, very good - try to steak! What really made it stand out on this trip was the customer service. Walk in the door to a genuinely warm and friendly "hello", and it was like that throughout. We were with a part that had a number of unusual requests/needs, and it didn't faze them one bit. Clearly they believe in what they're doing, and I'm coming back for more.

Beautiful older home. Large archways to dining room. Rooms are small but very comfortable. Breakfast was nicely presented. (Great French toast.) Receptionist most helpful and gave us an upgrade to luxury room. TV channels were very limited. Receptionist is going to call co.to resolve problem. Plenty of parking available. Restaurant on site has nice menu if staying in. We would definitely stay there again. Great visit! 5/5
