Great Location. It takes about 10-15 minutes to walk to the Pagoda. We asked the room near reception because we have two elderly people in our group and they accepted.
It has the excellent view to see sunrise from the room.
Room price are quite high if they're compared the others guest house from the back lane of Pagoda. But it is normal in Golden Rock Pagoda Area. It is worth to pay such a big and clean room with en suite shower and western style toilet.
Breakfast isn't buffet but served with variety of dishes and fresh juice.
The staffs are friendly and helpful.

Room Tip: If you don't want to take a big steps to your room, ask the rooms near reception.

Spending the night at Golden Rock is a must, to see, feel and experience it at night in the middle of nowhere. There are cheaper hotels down at the base camp from where the trucks depart, but staying in them you'd miss the night scenes (which are honestly the best) as the last truck goes down at 6 or 7 PM.
This hotel is closest to the Rock, around 5 min walk to the entrance gate, which is its main advantage. The hotel is an average one, nothing special. Beware it's built on a steep cliff and if your room is further down it's very challenging and exhausting climbing the big stairs up. Therefore ask for a room closer to reception.
Rooms are basic, floor tiled, spacious basic bathroom, TV and a fridge. Best were the views over the valley. No Wifi signal in the rooms !!
Breakfast is on a three options choose basis, took omelette which was OK.
We also had dinner here, as there aren't any restaurants around but their local street food, and we didn't want stomach problems on a second day of our 10 day tour. The dinner was very delicious and tasty. Prices of around 8-10 $ for a meal are higher for Myanmar standards but pretty fair for western so it was acceptable.
I cannot comment the price as I don't know it. It was included in our entire 10 day tour package by Pro Niti, remarkable and spotless Myanmar travel agency (see that review).

Room Tip: Rooms closer to reception to avoid heavy climb

When visiting the Golden Rock - traveling 4-5 hours by car from Yangon and arriving in the afternoon hours after an additional 45 min ride on the open bed of a truck you will appreciate a clean room with shower facilities. The hotel is situated a 5-10 mins stroll from the shuttle truck station.
Location on top of the hill with view towards the Golden Rock is fantastic. Hotel rooms and facilities are very basic but spotless clean. However the US$ 135 for a night is not justified. Ambiance in reception area and dining room is on the lower end. However, this property is the best you can get in this area.

Situated as it says on the crest of a ridge immediately at the entrance to the Kyaikthyo Pagoda (Golden Rock). Considering the adventurous climb up the mountain on the back of a lorry this is a welcome place to end up. The front entrance and reception are slightly back from the main path and has a small garden at the front with a welcoming reception and seating area. Immediately behind are the dining areas overlooking a great view into the valley. The rooms are down some quite steep steps and situated in terraces along the steep side side of the hill. The room we had and its bathroom were rather basic but perfectly clean and comfortable. No air con but this wasn't need in February (in fact it gets quite cool up here in the evenings and first thing in the morning). Perfectly comfortable beds - singles and it was very quiet at night. There is wi-fi access but we found it only worked in the reception area not that it was a problem.
Evening meal in the dining had a lovely view and the food is local. Breakfast was served rather than buffet with freshly cooked dishes and fruit drinks, tea etc.
As everywhere the staff were exceptional, very friendly and helpful. Advice about extras, meals, drinks etc - you need cash for these, no card facility and if you have USD they have to be absolutely pristine.
The Golden Rock Pagoda is 5 mins walk away, for foreign visitors this dissent get more convenient.

Room Tip: Mostly on a slope - ask for one near the top to avoid lots of steps.

Shockingly over priced - and we had to pay in full by card in advance when booking from UK. Furthermore a warning on the key card said if you did not check out by 0900 they would charge you another half day! (All other hotels had a relaxed 1200 midday check out).
The staff were friendly (as ever in Myanmar) but lacked English and were made to wear black bow ties, trousers and waistcoats, looking pretentious and unnatural when national dress is so elegant. I blame the absentee owners (far away in Yangon - or even a suggestion they are abroad).
Dinner was average and overpriced. Spirits were London hotel prices. No choice of bottled beer. There was no breakfast buffet, so you had what they gave you, (the language problem did not help this). The butter was marge, the milk was tinned or similar. The room had no air-con.
Golden Rock is a huge attraction for Myanmar people and there are clearly other accommodation possibilities up there. You will only be there one night - so why not go local and save a load of money by not staying in the self proclaimed "only hotel of International standing on Mt Kyaiktiyo"
