We were attending a wedding locally on the Saturday and were flying up to Inverness on the Friday night. I had rung on the Thursday to advise that we would be arriving late as we would not be landing until 10.08 pm, the proprietor thanked me for notifying them in advance and he advised me that it was a 45 minute drive from the airport. Unfortunately once on board our flight we sat on the runway for 30 minutes. After picking up our rental car and making it to Kiltearn House in 30 minutes, we arrived at 11.20 pm with a greeting of "We'd almost given up on you", this was not said in a jovial manner. We were shown the guest lounge and told to please make full use of this facility but obviously, as it was late, to keep our voices down. We were shown to our rooms and after instructing us on the facilities we were shown the breakfast sheet and it was reiterated to us the importance of completing this and bringing it down to the desk in order that our breakfast in the morning be prepared for us, which we dutifully did. We then went into the guest lounge and relaxed for a while, speaking in hushed tones, before retiring to our rooms.

We attended the wedding on the Saturday and on arrival back at Kiltearn House, with other guests from the wedding party, went to go into the guest lounge but the door was locked. We asked the proprietor if we could access the guest lounge and the answer came back "No", no explanation just a straight forward refusal. So, we retired to our room and enjoyed a couple of glasses of wine from the landing mini bar, again talking only in hushed tones so as to not disturb anyone else. It would have been nice had the same courtesy been afforded to us at 7 a.m. on Sunday morning.

When checking out on the Sunday morning a comment was made asking if we were attending the wedding brunch, which had been organised for the wedding guests at the local castle. When my husband confirmed this, a comment was made that we had not been down for the breakfast which had been prepared for us. Because on our arrival, as mentioned above, it was explained to us the importance of completing the breakfast request sheet, we had not completed another sheet and therefore assumed that this would let the proprietors know that we did not require breakfast. It was not explained to us at check in that the breakfast sheet was completed for the entirety of our stay. We have to say that cooked breakfast we had on the Saturday morning we thoroughly enjoyed.

In all we felt like we were an inconvenience to the proprietors and although the accommodation was very nice, unfortunately the hospitality was very much lacking.

Thank you for your review.
When I said " We we had almost given up on you". This was supposed to be a jovial welcome as it was 1130 pm. and as our latest check in is is 10 pm, in the interest of other guests.
It was also disappointing that you then also requested to drink your own Champagne in our guest lounge beyond midnight, although we happily accommodated this. We are fully licensed and have a wide selection of drinks which includes Perrier Joulet and Moet . (Most people appreciate that to be licensed we have an annual fee that needs to be recovered). We are also licensed under certain conditions that naturally discourages guests own alcohol to be be consumed in public areas .( I don't know of any licensed premises that allow the consumption of guests own alcohol in the bar or guest areas).
Guests often think they are the only ones staying but we have to have a happy balance so we can meet everyone's needs. During your stay we also had 1 guest who required breakfast at 6.am and another at 7.am to my knowledge they were both very quiet. One was a rapid response security/ protection officer and the other was a VIP chauffeur (both very quiet and discreet) staying in our luxury apartment and our other accommodation
Breakfast @ 6.am means we have to be up by 4.30 am which is why we like to close our bar/guest lounge no later than Midnight if possible.
Disappointingly you also forgot to mention the fact that you had a free upgrade from a Superior double to our Executive King and you did not discuss any problems when departing.
Our breakfasts are all cooked to order.When you returned from the wedding @ midnight you did not say you were going to skip breakfast the following morning which would have been polite and proper.
I do understand your review and appreciate your comments but feel that all your problems could have been avoided if you had engaged fully with us during your stay

Stayed on Bank Holiday Monday in preparation for a meeting so it was a last minute thing.

On arrival the house and location had the wow factor. I was met at the door by the proprietor, Ed, who with his wife Nel own the house.

The place was spotless, the room very comfortable.
You had to give your breakfast details the night before, but that meant you were getting exactly what you wanted - well cooked.

Would highly recommend and will be back later this year for a longer break!!!

We spent three nights at Kiltearn House. Ed and Nell, the owners, were very welcoming. Breakfast each day was wonderful, with a choice of buffet items and a full cooked breakfast. Our room, #2 with the king bed, was beautifully decorated. We spent our evenings in the comfortable lounge planning the next day with cocktails and helpful recommendations from Ed. There are lovely walks in the area. The nearby Novar Arms is an excellent choice for dinner. Highly recommended!

Absoulute first class place, I was welcomed with open arms, I was made to feel as if I was a long lost relative. It won't be my last visit that's for sure. Lovely couple and a lovely part of the country. See u soon.

Having been to Evanton many times to visit family, this was the first time I had heard of Kiltearn house and it definitely won't be my last visit. Beautiful room with a great view. We were welcomed by the owners and we arrived 2 hours early for check in however this was no issue... our room was made available quickly and we were allowed up early. Nothing was a hassle for the owners and they provided everything we needed. Great stock of tea/coffee and bottled water in the room along with an honesty bar on the landing to save you having to go to the bar if you fancied a drink.
When we told them we were in our honeymoon, we came back to fresh flowers including a red rose in our room and a turn down service they also replenished our cookies and tea
This was a last stay for mine and my husband's honeymoon and it was a perfect ending.
