I recently returned from a 12 day stay at Condo 5A, Stella Maris Condominium. It's a great place to stay if you want to avoid exposure to the virus. Key points: Self check-in and checkout, no contact with other renters. Private parking spot, 5A The building is Covid-19 compliant. Directives are posted in the lobby. I observed George, the janitor, cleaning and sterilizing the inside lobby, elevator, the fifth-floor hallway and the outside premises on a daily basis. The elevator opens up on the fifth floor to an open-air passageway to condo 5A. The condo was thoroughly cleaned and disinfected before my arrival. The cleaning lady was just leaving the condo at the time of my entry. Hand sanitizer is available on the kitchen counter. I opened the sliding glass window panels on the Oceanside and the windows on the opposite side for cross-ventilation. I was in San Juan on a work-related assignment. I found it convenient to be only one block away from the 24-hour CVS and Walgreens and across the street from the Marriott Hotel in Condado Beach and nearby restaurants. I felt safe walking alone at night because the Condominium is well lit. Not a bad workday enjoying the fantastic view from this oceanfront retreat. I notified the property owner, Paulet, that the refrigerator was not cooling properly. She responded promptly and called the mechanic to fix the problem. She was very responsive to all my needs. The Covid -19 restrictions were downgraded to another Phase and the beach was opened during my stay and I was very happy about that! All things considered, I had a very enjoyable stay in this oceanfront ‘refugio’. I am planning to go back very soon. Hopefully this condo will be available when I return to this beautiful Island paradise.

Thankyou Deb for a wonderful place to stay! It was more than I thought it would be and you can’t beat this location! The beach is beautiful, it’s convenient and is located close to a lot of amenities. The apartment was spotless, and decently appointed and we sure appreciated the beach umbrella, noodles, and towels, beach chairs etc. There is laundry facilities and air conditioning! We spent a week here in this secure building and yes the elevator worked with no problems! Thanks to Jo and George for heslping us out with keys! Would stay here again!

have been staying in this condo for the last several years when I visit my family in Puerto Rico. It is my home away from home. I would like to share my experience with future guests. This apartment has an outstanding location and price. It is situated directly on the beach. You can’t imagine such a view of the Condado Beach and panoramic vista of the coastline from the balcony and falling asleep mesmerized by the rhythm of the ocean. The Condominium building and condo are not fancy and the décor is a ‘no’ for tourists looking for ‘luxury’. It is very clean and comfortable and has all the basic essentials. It has a full size equipped kitchen and bathroom towels as well as other amenities (including WI-FI) listed in the contract. The inside space is designed to accommodate a family of four comfortably. You will find lots of sleeping options. There is a TV in the living room and bedroom. This is the place for you if you appreciate a home-style space that’s close to the beach and walking distance from hotels, restaurants, shops, casinos and entertainment. There is a hospital and police station nearby. I have observed some renovations and redesign of the living space since my first stay in this condo. Furniture has been rearranged or replaced. New windows and sliders have been installed with double–paned glass and tilt-windows. A small balcony has been added for guests who want the ‘open air’ experience. My personal reasons for returning to this condo are because I travel alone and find this to be a very safe area. The condo has a private parking spot when I need to rent a car. There is a bus stop, one block away, when I want to visit ‘Old San Juan’ or $5 Uber ride to the ‘old city’. Taxis are available across the street. Paulet, the owner, makes me feel welcome and is quick to respond to my inquiries. The cleaning lady is usually on the premises and is available if needed. Beach vibes and the ocean ambiance only footsteps away plus the amazing view beckon me to this location over and over again. can't wait to go back!!

I am so happy that you enjoy your vacations at my place on the beach. I appreciate your feedback and conversations on Whats App. I agree that personal safety, convenience and comfort are very important to visitors new and regular to the Condado Tourist area of San Juan.

Now that I have your attention, please listen when I say this condo is not at all as represented in the condo owner’s posted photos. My husband and I booked this unit in August 2016 based on what we saw posted here. This review is to enlighten others. We arrived at Stella Maris Condominiums to find the elevator was out of order. We carried our heavy bags up five flights. At the threshold of 5A we anticipated a great start to our week-long stay. We could not be more wrong. Upon opening the door we were assaulted by less than pleasant odors. After a quick assessment, we found we could not stay. My husband contacted Paulet immediately to tell her what we walked into and the fact that we would not stay. In a nutshell, our arrival inspection found: unclean refrigerator; floors that looked like they had never seen a wet mop with areas mottled with what may or may not have been blood and God knows what else; furniture that was falling apart and filthy; insects on the floor; remnants of previous occupant food stuffs in refrigerator and bathroom vanity; remnants of previous occupant clothing (male underwear and shorts) stuffed above closet; close to zero storage for your clothing; one small air conditioner in the bedroom that did not blow cold air regardless of setting, missing wall decor and stain and spill remnants on most surfaces. It is our firm belief the uncleanliness of the condo was not due to a recent oversight by the cleaning team but from years of neglect. As for storage, an area available to hang clothing was the size of large suitcase. Every bedroom dresser that was accessible and not blocked by other pieces of furniture was filled to capacity with towels, sheets and blankets. I pulled the top drop open on the tall white bedroom dresser and it was so top heavy with linens the entire dresser fell towards me. I had bruises on my arm and hands from trying to keep it from toppling on me completely before my husband ran in to help. This is a dangerous situation if you intend to stay and have children. Also kitchen and bathroom cabinets are stuffed with insect sprays, cleaning fluids, rusted old tools and junk. Rafters in the closet area are stuffed with plastic bags, boxes, bedding, blankets and whatever else. I have posted photos. Unfortunately, I could only upload so many. Inspection from the beach shows this condo unit without maintenance for a long time. We met a couple staying in another unit of the same building who commented they thought our particular condo was abandoned based on how it looked from the beach! To say we were shocked is an understatement since owner, Paulet, emailed us a strict set of rules regarding towel, sheet, appliance usage, cleaning deposits to be left, our obligations regarding moving furniture etc. and a note on how to spray for insects (mosquitoes) which apparently and according to the paperwork emailed, can follow you into the elevator and into your unit. Instructions were given to spray the closet and behind the bed. Scary. So fastidious were her rules we anticipated the best. Paulet asked us to send photos, which we did. We answered all of her communications while asking her when was the last time she was physically on-site? We explained the condo was not as described or pictured; we had not stayed at all and expected a full refund. Three days into our vacation she asked us to call and meet with her cleaning woman, who was her on-site representative and who would be available the entire day to meet us. We changed our plans to accommodate her request and called her representative who said she could not meet us. My husband and I are mature adults, seasoned travelers, and we have never run into a situation like this – ever. Fortunately, we did find accommodations elsewhere the day we arrived, and did our best to salvage our much anticipated vacation. Let me add too, we did receive a complete refund but only after many days of debate and back and forth correspondence with Paulet including legalese questioning our actions and intent. We emailed proof from that first day confirming our bonafide stay elsewhere, which, as you can imagine, ended up costing us a whole lot more than we anticipated. Please note. One lesson we learned is to book strictly through the site you found your condo on. I believe they have satisfaction guarantees in place or at least will deal with disputes. We have come to find property owners post their units on booking sites and then steer you to complete your transactions directly with them. As most do not accept credit cards, you have little recourse to get your money back when things hit the fan. Also, ask for truly recent photos and certified references. Otherwise, I hope this review will help. As a TripAdvisor Level 6 contributor I post what I truthfully experience.

The name attached to this review is ‘Casadesjn’s. The writer of this review did not book this property on this site. The reviewer did not reveal his name on the review. Trip adviser representatives revealed his name to be ‘Gary Naples’. Gary Naples, in this review mentions ‘my husband’ throughout the review. I have an email trail with dates and times of all correspondence with Gary. I have included quoted conversation in this response. This condo was booked in August, 2015 by Gary Naples. The reservation was held, with a deposit, until the guests arrived in February, 2016. This condo was thoroughly cleaned and checked by a cleaning lady who has cleaned condos in the building for over 25 years. She had an assistant during the cleaning of the condo. She sent me photos of the condo after she had finished cleaning prior to the entry of Gary. Gary indicated to me that his arrival time would be around 3:00 P.M., Jan. 31st, Sunday evening. I was concerned because he was not observed arriving on that day and he did not send me a courtesy email or call me to notify me of his arrival. He did not respond to me when I called his cell phone number. I notified my on sight representative/cleaning lady early on Monday morning about my concerns. She agreed to check to see if the guests arrived safely and that everything was okay. She was scheduled to clean the adjoining condo unit on Monday morning. She encountered Gary leaving my condo at about 9:00 A.M., Monday. She greeted Gary and his companion. She called me immediately to report this encounter and express concerns about Gary’s behavior in response to her greeting. She said that they turned away from her, she believes, in an attempt to avoid her in the narrow passageway. Gary did not express any complaints about the condition of the rental unit at this meeting. She observed that Gary had no luggage with him at the time. Shortly, after this encounter, I received an email from Gary stating that he was staying at a hotel. He expressed his displeasure with the condition of the condo in the email. I asked him, in the email, why he didn’t report his concerns to the cleaning lady. He responded: ‘And, I do recall running into Marion.’ ‘meeting with her is pointless. I’ll send you the pictures.’ Feb. 1, Monday, my response: ‘Marion is my go to person on site. If you have any complaints you MUST deal with her. It is very important that you meet with her because you have made complaints against her and me. I take your comments very seriously. Marion and I have the right to defend against any of your comments. You need to prove your case.’ I also questioned him why he was seen leaving my condo on Monday morning if he was staying elsewhere. His response: ‘Marion saw us at the condo because we were getting pictures.’ Gary insisted that I refund his payment for the rental. I told him that I could only do so if he would meet with the cleaning lady in the condo to show her why he was unwilling to stay in the unit. I asked him to return my set of keys after he had met with her. He said that he would return the keys after he completed his trip and insisted that I refund his payment ASAP (without returning the keys). I sent a number of emails to Gary to encourage him to meet with the cleaning lady. He would not. He sent me photos that I did not request. It was reported to me, by concerned residents of the Condominium, that Gary was seen entering and leaving the condominium property after he informed me that he was staying elsewhere. He was observed on the property both on Monday and Tuesday. I was strongly advised by concerned Condominium residents to ‘do whatever it takes’ to get my keys back due to Condominium residents security concerns. The email communications, back and forth were unending. I kept urging Gary to meet with the cleaning lady. I finally got him to agree to mail the keys to me and I would return the payment to him. He never met with the cleaning lady. I sent two independent observers into the condo to check the conditions. One person is a nurse on vacation in Puerto Rico, the other a maintenance person. I asked them to take photos and report any unsanitary conditions and needed repairs. They reported no ‘ less than pleasant odors’, that the refrigerator was clean, clean floors, no blood, no insect remnants, no food in refrigerator, no spill remnants on surfaces, no male underwear, no dangerous situation, no furniture falling apart, etc., etc. The 18 K (large) AC was blowing cold air. They sent photos to me. It appears that the photos that were posted by Gary were staged and/or manipulated. This condo has regular maintenance and general upkeep. The cleaning lady reports all maintenance issues to me and they are taken care of immediately. Several inaccuracies in the Gary Naples written review: The condo was reserved in August 2015. The photos were taken on Monday morning before Gary contacted me. The photos were never requested by me. I was not contacted ‘immediately’ upon their arrival. I was contacted the day after their arrival in San Juan and after the cleaning lady went to meet with Gary. I insisted that they meet with the cleaning lady on Monday, immediately after Gary contacted me, not three days into their vacation. The elevator was out of order for a short period of time on Monday, not on Sunday (the date of their arrival). I was not under any obligation to refund any payment for this reservation. Gary N. was not willing to cooperate with my onsite representative in any way. Any photos that were taken, without my representative present, were not witnessed and cannot be considered valid. I never requested any photos as stated by Gary in the review. I had to turn down many other inquiries to ‘hold’ this reservation for Gary. The condo remained empty for the duration of Gary’s reserved dates at a loss of income for me. This kind of experience is new to me. The majority of the guests who have rented my condo are honest, cooperative, trustworthy and respectful of my cleaning service personnel and me. I am unable to upload the photo of the receipt that Gary emailed to me for proof that he was staying at the Marriott Hotel. It appears that he stayed at the Marriott Hotel for ‘free’ using the ‘Marriott Rewards’ points. It also appears that he was only responsible for the payment of ‘tarifa’ (tax) in the amount of $152.00 for his hotel stay. I believe that Gary and the ‘husband’ had no intention of staying on my property but wanted to keep the keys so that they could enter the Condominium property. As long as they kept the keys in their possession, I could not rent the condo to someone else. I believe that they may have booked the reservation at the Marriott Hotel prior to their arrival in San Juan. I believe that this was a ploy in an attempt to get out of the commitment with me in order to enjoy a ‘free’ stay at the Marriott Hotel.

My wife and I were looking for the perfect getaway in San Juan, Puerto Rico. We contacted the owner of Apt. 5A Stella Maris Condominium. We were impressed with the ease of booking, the prompt reply from the owner and receiving the keys for entry so quickly after we had finalized the reservation. The condo was as described in the contract, even better. The condo had everything you could possibly need. The kitchen and dining area cabinets were well stocked with dishes, plates, glassware, kitchen utensils, pots and pans, microwave, blender, toaster coffee machine, etc. We had plenty of sheets and towels. We noticed that there was a baby crib, dining chair, playpen and baby stroller in storage. There was a second TV in the bedroom along with WI-FI. The condo is well-maintained with adequate furnishings and decorated with very nice paintings on the walls. The place was neat and clean when we first arrived but the floor got pretty dirty during the course of our stay because we kept the sliding glass windows open for cross-ventilation. The closet is well stocked with mop, broom, wet and dry vacs. We put these items to good use. The twin beds can easily be converted into a king bed. There are two futons in the living room with mattresses in storage behind the wall unit. We found an inflatable bed in one of the large drawers. We did not need the extra sleeping accommodations for this trip but know that we can come back with our two friends on our next trip. We contacted the owner, Paulet, only one time because we noticed a puddle of water on the floor near the refrigerator. She responded immediately by sending a cleaning lady to check out the situation. The lady told us that the refrigerator door was not closed tightly which was the cause of the problem. Paulet offered to reimburse us for tipping this nice lady. The staff and other residents in this building were very friendly and helpful The building janitor helped us with our luggage and offered to take us to the 'Supermax' supermarket and nearby Walmart. We are seasoned travelers and are always concerned about the security in the place we are staying. There are security cameras both inside and outside this Condominium. Each floor is keyed for entry from the elevator and the stairway doors are individually keyed. The building and street is well lighted. The tourist police are visible on Ashford Ave. The municipal police patrol the beach all night long on a four-wheeled buggy. The new CVS on the corner of Ashford and Condado Ave. lights up that area. We always felt safe when we ventured out to dine at one of the restaurants along Ashford Ave. My wife liked the soup at the Fresh Mart (natural food & restaurant) across the street from the Marriott Hotel. Nightlife in the Condado Beach area means a quiet evening with a drink and dinner in one of the many sidewalk eateries and/or dancing to the music of a live band at the Marriott Hotel. There is a 24 hour casino in the Marriott Hotel. If you prefer disco music you will need to take a taxi to the Santurce area of San Juan. We liked to hang out at the beach in the morning and take the bus, at the stop in front of the Marriott Hotel, to Old San Juan in the mid-afternoon. We enjoyed the Forts (El Morro and San Cristobel), the cruise ship area and the Governor's Mansion. We also signed up for a day excursion at the Marriott Hotel to the Rain Forest (El Junque) . On the last two days of our stay we rented a car at Charlie Car Rental to travel to Dorado and Ponce. We were fortunate that this condo has a parking space because it is difficult to find on street parking. We hated to leave after the week was over. There is so much to see and do on this island. We asked the owner if it was possible to check out later because our flight was at 2:00 P.M. She said it was okay because nobody was checking in until the next day. My wife and I travel to France for nine weeks every year to do bicycle touring in the countryside. We plan our own biking excursions and book condos, rooms, and houses along the route. We have had some very good experiences and some very bad experiences booking and dealing with property owners on these trips. This property and property owner rank way up on the top of our list. The location, amenities, proximity to the beach, view, ambiance, restaurants and affordability are incredible. Needless to say we had a wonderful stay in this location of San Juan. We highly recommend this property to other travelers. Kudos to the owner of this vacation retreat. Robert

This one bedroom condo is right on the beach in Condado in an excellent location with outstanding views of the water. Paulet, the owner, is not on the site, she manages the building from Massachusetts, but is easily accessible by phone. Paulet had made arrangements for us to be greeted and given the keys by a lady who is an on-site employee for Stella Maris. When we entered the condo we noticed that is was quite “dated” and on the shabby side. We could deal with that, but as we got settled we realized that the place was not clean. The whole week we had to wear shoes, because our feet were black if we didn’t. The utensils in the kitchen were just worn out and unusable. I washed out a couple of forks and knives for us to use and didn’t touch anything else. Thank goodness the sheets, bedding and towels were clean. In Paulet’s defense, she was quite concerned when we called her to report that the condo was not clean, however, she didn’t offer to have it cleaned for us. She just apologized – not quite good enough. Part of the deal was we leave $60.00 for the cleaning lady when we vacated and we did, with hopes that Paulet would reimburse us, but that didn’t happen. She also accused us of not tipping the lady who met us at the condo to let us in when we arrived. When you check into a hotel you are not expected to tip the people at the front desk who register you and give you the keys to your room. This is absurd. She even told us she had checked with her attorney and he said she should charge us ½ days rent because we left our car parked in the lot for 1 hour after checkout time. We travel extensively and own properties of our own and have never experienced this kind of treatment before. The bottom line is we would not recommend this property because of cleanliness and the way this woman responded to us when we did not get the cleanliness we feel we deserved and her unwillingness to work with us regarding the issues we had. She is the type of person that cannot accept constructive criticism and as a result makes you at fault somehow. Bottom line – she never reimbursed us the $60.00 cleaning fee. Trip Advisor is a valuable tool when we travel and I use it constantly. I appreciate the honesty and truthfulness when reviewing and I feel I should do the same in my reviews so others can avoid unpleasant, stressful situations like this when trying to relax on vacation. Please feel free to message me if you would like further information regarding this property.

I enjoyed staying at Paulet's condo during my 5 day vacation in Puerto Rico. The location was prime, condo was clean and the view was just beautiful. The condo itself is on the 5th floor of the Stella Maris building. Next door is the Marriot. Across the main street you'll find a Starbucks, Walgreens, Charlies Car Rental, and numorous restaurants and bars. There is a bus stop down the street in front of La Concha which takes you into Old San Juan for 75 cents each way. The condo is a one bedroom one bath. The bedroom has a king bed and the living room has a full sized futon sofa . The only downfall in regards to the futon is that you have to lay out the mattress each night and store in the morning, but no biggie. During the day we left the sliding window/door open in the living room and enjoyed the ocean breeze and the view. The entire process of renting the condo was easy and Paulet was very helpful. I would definitley recommend this condo to friends and family and will look forward to returning in the near future. Thank you Paulet!!!

Hi, I think my title review resumes what we get from this beautiful place. You will find a very clean and nice place with all the things you need to enjoy your visit to Puerto Rico. You will be in a very touristic zone an just in front of the ocean. A spectacular view and great windows that makes the condo breeze (very important in PR). I really liked Paulet place and highly recommend it! Paulet is a great owner and very responsive. Thanks Paulet!

We enjoyed staying in thie unit. It has all of the basics for a one-week stay. It is not flashy, but very serviceable. Location is excellant... direct waterfront, ocean views, walking/swimming beach immediately adjacent. Well-located for walking to a grand selection of reasonable and up-scale restaurants. On-site parking if needed. would stay again. Close to local bus stop (but San Juan bus service is not relieable)
