Grooms is a charming three bedroom barn conversion on Town Farm, with stunning views over the fields below. Town Farm is a working farm nestled at the foot of the Chiltern Hills and has been run by the Leach family since the early 1930s. About 1,000 sheep are farmed on the Beacon Hill and surrounding high ground, while the lower fields are used for crop cultivation. The `Pick Your Own` opens in June and guests can take a picnic and stock up on fruit and vegetables. The farm enjoys fantastic views of the surrounding countryside including the local landmark - Ivinghoe Beacon, which marks the start of the famous Ridgeway Walk. It is a two storey property with three bedrooms (one double and two twins). One of the twin bedrooms is on the ground floor. Both twin beds have zip link beds if you prefer to have double beds. The ground floor bathroom includes an overbath shower. Upstairs there is also a shower room. The kitchen is fully equipped with cooker, microwave, fridge, freezer, dishwasher, washer/dryer. There is a large dining table which comfortably seats six. Outside there is a childrens play area and communal tennis court. Ample parking is available for tenants use. The owner of this property requests a refundable £100 damage deposit for stays of up to 27 days, and one week`s rental for stays of over 28 days. A real home from home - better than home !
This house is very comfortable and well equipped. It is peaceful and offers superb views. There is lots to do within a short drive. We spent four days here with our boys aged 7 and 10 and we thoroughly enjoyed it.

Fantastic accessible accommodation.
We stayed here whilst visiting The Bobath Centre in Finchley, it was lovely. My son is in a wheelchair and found the Homestead met his needs well with a bedroom & bathroom downstairs and only a small step into it which was no problem for his manual chair. The staff over in the office were great and helped out with whatever we needed. I would definitely recommend a visit here for home from home comforts in a beautiful setting, we will be paying them another visit for sure!!

A Magical Holiday
As our family live in this area and we live in Lincolnshire, we thought it would be nice to rent somewhere for Christmas and have all the family round to visit. We booked for Christmas week and were very happy when they gave us extra tables and chairs to accommodate all our family at the table. The cottage was warm and cosy and our Christmas was made more magical in the fact that it snowed, and the scenery was spectacular. We decorated the cottage and it was filled with family and laughter all week. There was everything you could possibly need in the cottage and I managed to cook for all the family without any problems. We were even able to take our Cavalier King Charles Spaniel, and we had fabulous walks around the area. We had stayed at 'The Mill' the previous Christmas too (it snowed then as well!) and enjoyed it so much that this is why we booked it again. I would recommend this highly, snow or no snow. It's a lovely clean, well maintained cottage.

Lovely place to stay
The cottage was comfortable. Nice clean laminate floor throughout downstairs on which our baby learnt to crawl. There were one or two small things that needed fixing but we were able to pass on these suggestions at the end of our time and they were gratefully received.

About the neighbourhood
The cottage is at the base of the Chiltern Hills, a beautiful wooded set of rolling hills in the centre of England. London is only 50 minute train ride away, with a wealth of attractions for the visitor. More locally both Ascott House and Waddesdon Manor are 10 minutes and 30 minutes away respectively. Both are owned by the Rothschild family and are stunning properties - Waddesdon has the appearance of a French chateau and is filled with beautiful furniture. Ascott House was described as a 'A palace like cottage, the most luxurious and lovely thing I ever saw'. This was how Gladstone's daughter, Mary, described Ascott after a visit in the 1880s. If you prefer more Medieval History, Warwick Castle or Hampton Court are both accessible (but in opposite directions!) and both offer medieval entertainment at certain times of the year.

Fly to Luton (16 miles away) or Heathrow (36 miles), hire a car from there or take a bus from Luton Airport or a train into London from Heathrow. The property is only a few miles from Tring Station, on the mainline rail from London, and a car would be advised.
