The apartment is in a quiet residential building, and is not suitable for groups of young men or women or parties. We would ask that no loud music is played and that our guests are respectful of the building and the residents both whilst in the apartment and also in the stairwell and communal areas. Please take care not to damage or leave marks on the communal stairwell areas. No bicycles are allowed in the building.
Incredible sea and harbour views from a spacious apartment that is very elegantly and comfortably decorated. Within reasonable walking distance to Vieux Nice, Promenade des Anglais and two blocks from extensive city bus service including # 100 which regularly travels between Nice and Menton with stops at Villefranche,
Beaulieu and Monaco

Location great .. right beside the port and nice sandy cove beach...
Views from balcony exactly as the picture advertising the property...overlooking the activity on the port across to Castle Hill which is definitely worth the climb (or use the little tourist bus)..Apartment a little dated with an exhilarating climb of stairs...no lift in the property so not for anyone with walking difficulties or feeling lazy. But believe me worth the climb for the views! Central to everything... all bus routes, supermarket, bakery, restaurants just down the stairs and out the front door. Recommend booking ..Go & Enjoy.

Fabulous apartment
Absolutely loved this apartment! The hosts were very helpful with any queries before arriving . The apartment is very elegant with a well equipped kitchen. The main attraction is the view which is simply fantastic. Location great too , easy for buses,Riquier train station and not far into the centre of Nice. Would definitely recommend , we loved it !

spectacular scenery of Nice port from a wonderful balcony
This stylish apartment is perfect for 4 people; it has a wonderful terrace with beautiful views. The layout is great and there are cool breezes at night through the many windows!

Wonderful
We had a wonderful stay in this beautiful apartment. The view from the balcony is simply spectacular & sitting out overlooking the port was definitely the highlight of our trip. The apartment was very well equiped, spacious & nicely decorated. David & Claudia were great hosts to deal with when booking & always quick to repond. In addition Julie was more than accommodating on our arrival & gave us lots of information about the apartment & area. We hope we will get the opportunity to return in the future.

Great location, fabulous views
My mum, sister and I have just returned from a 4 day break in Nice and stayed in this lovely apartment. The Port and the apartment are full of character. The apartment is spacious, light and the beds comfy, it has everything you might need. The balcony is small, as is the style of these building but provides you with spectacular views across the port. The port is very busy and we thought it might be noisy but as soon as you close the doors it is very peaceful. There are a lot of stairs but even my mum who is in her 70s managed these several times a day and said they were worth it for the views. There is a small supermarket 2 mins round the corners, some lovely restaurants on street level and it is a 15 min walk to the beautiful old town via Place Garibaldi. The 100 bus runs from the port to Monaco along the coast but Nice has so much to offer you would be forgiven to miss it. Big thanks to Julie who gave us a warm welcome on our arrival and all the info we needed for a great stay.

Eighty steps up lonely stairwell
Basic apartment considering the price. Carpets in dark bedrooms are not up to standard. Balcony tiny. 80 steps up a lonely stairwell. Did not go out for provisions as it was such a effort climbing 80 steps up and 80 steps down. Worried Incase there was a fire. Apartment cold. Impossible to open windows.

Dear Frank,
We were very sorry to hear that the apartment did not meet your expectations. We always make sure that our changeover manager meets and greets our guests to show them around and to answer any questions they may have and to make sure they know how everything works. Our changeover manager is available to contact 24 /7 for any problems or assistance required and as the owners we are available also. As stated clearly on the website the apartment is on the fourth floor with no lift. The communal stairwell is clean and bright with windows in each floor. There are marble steps and an ironwrought handrail and the walls are decorated regularly. All the apartments are inhabited and there are generally people inside the building most of the time. In case of a fire we have a fire extinguisher in our apartment and there are fire extinguishers in the communal areas of the building including the stairwell. We have owned the property since 2003 and there has never been a fire incident in the building.
I am sorry that you did not contact us about the heating and the windows. There are radiators in all the rooms and there is also a small fan heater in the cupboard to use during the winter months if it is unseasonably cold.
There are windows in all the rooms and they should all open easily. Again I apologise if you had difficulty with them. We have never had any problems in the past.
The balcony is a standard size for apartment buildings of this age in Nice.
We are sorry you found the bedrooms dark, there are 6 foot high windows in both the bedrooms and with the shutters open there should be adequate light in these rooms. The carpets in the bedrooms are to be replaced in the next few months.

Spectacular Stay!
I was so impressed with this Charming Flat from beginning to end of our delightful stay!
From the first contact at Booking, the communication with the Owners, David and Claudia, was prompt and seamless. They were always quick to respond and the advice they offered was "spot on". The Apartment Manager, Julie, did a great job of being the liaison and helped us secure our missing luggage when our Mobile communication was down. It prevented a lot of anxiety and stress and she did it without us asking!
The Flat, itself, is everything and more that the listing shows. Immaculate, light filled, with a gorgeous view of the Harbor it oozes charm and sophistication. While located on the fourth floor in a building with no lift, the view from the balcony far makes the stair climbing worthwhile.
In addition, the neighbors in the building were very friendly as we had an incident of a "flying pair of socks" that ended up landing on the first floor patio. The owners graciously returned it and humorously complimented on the quality of the errant footwear.
Featuring a newly updated kitchen and very comfortable furniture and amenities it was a joy to return to after many a day of adventures. Sitting on that balcony was an experience in itself.
The neighborhood offers coffee shops on the street level, a wonderful bakery right around the corner and restaurants galore. The sights of the yachts and cruise ships arriving was an experience, too.
Thank you to David, Claudia and Julie for a wonderful stay! I hope to book again in the near future!

Perfect Again!
I'm not one for returning to the same place again but after 4 years I thought of which apartment I had enjoyed most and this was it. Kitchen has had an upgrade. Bathroom could be next on their list ? (Ok but not modern) The balcony overlooking the port is the highlight and in the late afternoons we looked forward to getting back to it to soak up some sun and have a wine or two. Enjoyed watching the busy comings and goings of the port, little boats and massive yachts. (Binoculars included) Everything you need is there. 5 mins and 10 mins from bus stop and Train station for visiting Monte Carlo and Antibes etc. We will v likely be back at some point. Great welcome from the very friendly and helpful Julie.

More than a room with a view
This charming apartment is located in the port of NIce with gorgeous views of the port and Chateau Hill. The decor of the apartment was very well done from ceiling lights to furniture. The kitchen is equipped with everything one needs and there was no shortage of hot water for showers. It was everything we were looking for in an apartment,..spacious, light and aesthetically pleasing. The booking process was handled quickly and all questions were responded to in a very short time. You need to be in good shape to manage the stairs so one should keep that in mind, but that said, the views are amazing.
We would definitely book this apartment again.

The Port dates back to the middle of the 18th century, nestled below the hilltop ruins of an ancient Chateau the port is surrounded by rows of bright coloured buildings, all looking out on a vibrant marina, home to humble fishing boats and jaw dropping super yachts. Around the Port are some great places to eat, ranging from cafes to notable restaurants.
A short walk from the port, Nice has a bustling Old Town, a maze of narrow shaded streets where locals and tourists are drawn to the diverse shops and restaurants. Between the sea and the Old Town is the Cours Saleya, a colourful fruit and flower market, six days a week, on a Monday it is an antiques market.
For those who like a stroll there are walks along the rugged rocks to Cap de Nice, in the other direction the Promenade des Anglais will give you a chance to watch the world and its dog go by. For culture lovers Nice boasts a beautiful opera house, a contemporary art museum and museums devoted to both Chagall and Matisse.
Not far away the Villas Euphresi and Kerylos give you a chance to visit the eccentric dreams made reality by wealthy residents of the past. There are day cruises from the port to Cannes, St Tropez and Monaco.
Getting around
As well as the day cruises, there are buses from the top of the port to take you to the nearby towns of Villefranche, Beaulieu, St.Jean Cap Ferrat and further afield to Monaco.
There are trains to all these towns as well as to Antibes and Cannes from Nice Riquier train station which is a 20 minute walk from the apartment.
The Old town is a 15-20 minute walk from the apartment, either along the sea front and the Promenade des Angais or along the back of the port past the Antiques quarter and Place Garibaldi with lovely shops, cafes and restaurants.
