We just returned from a 5 day stay at Liz's fabulous apartment. We are Americans and this was our first visit to France and to Nice, so we had no idea what to expect. There are great reviews in here already. In fact we stayed here because of the photos and the great reviews, all of which are true. I don't remember seeing a bad review, but if there is one in here then it is from someone who is eternally miserable. This place is perfect and I would have paid 100 more euros per night if I had known how great it was going to be. I am going to focus on my perspective as a person who likes to walk and who does not like crowds. However, if you do like crowds and don't like walking this place is still perfect. When we started looking for a place to stay in Nice we wanted some type of place with a balcony to enjoy evenings after visiting Nice and Riviera spots during the day/evening, but not in the middle of a bunch of beach front hotels...or any hotels. The photos do not do this place any justice. We were happy with the photos on this site but amazed by the actual apartment. Very quiet area at night, you can't hear anything from inside the apartment except the occasional siren. The layout is perfect and we practically lived out on the balcony. If that sort of thing appeals to you then bring a sweater or jacket in the fall or early spring, it gets chilly at night. We only had rain one night so we took advantage of the Netflix access on the apartment TV. The only TV we watched during the trip, but so glad it was available. The kitchen and laundry were awesome advantages as well. One night we walked the 5 minutes to the Lidl supermarket, bought some groceries and made a great dinner for 5 euros. Ingredients would have cost us 15 euros in the US. We also packed light with 2 changes of clothes and washed a load every night, no checked bags, life gets no better. Wouldn't have been able to pull that off without the washer. My wife and I walk a lot and averaged 8 miles a day on the trip. There are two close tram stops but they were almost always full to overflowing and it did not seem to matter what time of day, weekend or week day. After we waited three or four times for a tram for several minutes and were greeted by overflowing train cars we gave up and just started walking. It is a 10 minute walk to old town from this apartment and 15 to the beach outside old town at a 3 mph/5 kph pace. In perspective, there are several very nice hotels on the beach about the same distance from old town which do not have tram service so you would be walking from them as well and paying twice as much! Additionally, we visited outside the traditional tourist season and it was still very crowded everywhere along the beachfront and in old town, so this peaceful neighborhood was better than awesome. Liz is an awesome host. She gave us her cell number but we communicated frequently via gmail on our phones. This is very good if you don't plan to pay for international phone service. The apartment WiFi makes it possible for you to still communicate. She let us in the first day and showed us where everything was. I can't say enough great things about Liz. If we had not arranged to have a social chat with her on the 3rd day we probably would not have seen her again. So she makes herself available to you at your pleasure but she does not share a balcony with you and she will stay out of your hair if you want her to. I am willing to bet you will want to spend a few minutes with her again after you check in. When we got back to Paris my wife and I looked back on the vacation and agreed the apartment was our favorite part of Nice, and there are a lot of great things about Nice.

What impressed us most was the very spacious terrace and the excellent location to the old town and the Garibaldi square and place Macena.

Lovely stay
The apartment was very well positioned, near to many of the tourist sites but in a nice quiet residential area. The apartment itself was very cosy and comfortable with everything provided to ensure a hassle free holiday. The outside terrace space is amazing with great views of the city. The air conditioning is one of the quietest I have come across. We were three mature ladies from the same family and the apartment perfectly suited our needs. The owner Liz was very welcoming providing information before and during our stay and is in the apartment next door so on hand if anything is needed. I would definitely recommend this apartment and I would return in the future if I was to visit Nice again.

Ideal base for visiting the area
Very comfortable top-floor apartment and remarkably quiet for the middle of Nice. Well- placed for tram and bus and within reasonable walking distance of the centre, Old Town, Monoprix and restaurants. A bonus is that the helpful owner lives next door and is ready to help with any problems.

Excellent apartment, super location
We loved our week here: the apartment is comfortable with wonderful views from the balcony. It's in very easy walking distance to the Old Town and seafront, yet in a quiet location. We were able to have breakfast on the balcony most mornings, even though it was December. Liz, the owner, lives next door and is very friendly and helpful and obviously wants guests to have the best time possible. We hope to return and would certainly recommend it.

Fabulous apartment in Nice
We spent 4 days at Liz’s apartment. Liz is a wonderful host and we enjoyed our stay very much. The apartment is well equipped, secure, quiet and in walking distance to the main shopping area in Nice, the railway station and buses that take you to Monaco, Villefrance-sur-mer and other tourist attractions. The highlight for us was the huge balcony where we had breakfast every morning and enjoyed coming back in the afternoon to relax. Thank you Liz for the wonderful experience

Absolute gem of a apartment
when you stay at Liz"s apartment you get to live and experience the true cote d" Azur way of life, friendly locals,drink good wine with fabulous views of mountains and sea from a huge wrap around terrace and yet within a ten minuet walk to old town and the sea front ,the apartment is spotlessly clean cleverly thought out tasteful furnished with every amenity you could possibly need, all the beds are super comfy the air conditioning is first class (and quiet) the shower is powerful and hot water is plentiful. Liz was away at the time but she made sure their were people around for us to contact if we needed any help or advice and Liz herself kept in touch to make sure we were enjoying are stay, buses and trams are minuets away to take you to fantastic places like Eze and Monaco and at the end of your long hot day that fantastic terrace awaits you with great french wine under the stars ...thanks Liz we will be back

Very nice in NICE 😎🍷🇫🇷
What a lucky find! A last minute trip to Nice meant we would arrive the next day but although our host Liz was away herself, she contacted us straight away to provide us with details about how to get to the apartment from the airport & lots of useful information about its facilities and location. We were welcomed by Sharon who showed us around & explained the easiest way to get to the main sights and local shops. The apartment is spacious and has everything needed for a great holiday. We were only 3 (myself myvhusband and our 17yr old son who loved Nice & thought the flat was great ) so we were spoilt for room but plenty of indoor & balcony space to allow everyone to relax comfortably even if 5 of you. The kitchen is compact but fine for holiday cooking. A large fridge and dishwasher were a welcome addition. Food & drink are quite pricey in the cafes, restaurants and bars so we ate/drank on the balcony quite a bit before heading out for a wander. There is a Lidl at the top of the road for a "big shop" using the handy trolley bag in the flat, and the little shop near the back door of the apartment block is great for basics you may need to top up on or pick up on your way back in. A 10 minute walk gets you to lovely gardens 15 mins to the old town and 20 mins to the harbour / sea (at a guess but who's counting and I'm not a fast walker in the heat of the summer). We watched the 1st half of France v Belgium World Cup semi final on the street at a local bar & made some friends to say hi to for the rest of the week when we passed by. Unfortunately the England v Croatia match didnt go our way the next day but a bus trip to Monaco cheered us up a little when we bumped into Elton John and Neil Patrick Harriss out shopping 😎😍. The walk up to the castle is steepish in the sun but worth the effort for lovely panoramic views. All round we had a great week. Shame we didn't get to meet Liz who was away but we would definitely recommend this and would book here again if we return to the area.

Great place to stay in Nice
Liz’s flat is great. All the amenities are really close to everything yet it is a quiet location. Fantastic balcony with lovely views. Liz was really thoughtful as was her mate who stated extra long to make sure we were ok after a massive flight delay. Next time we are in Nice we will be staying here.

The closest supermarket (Lydl) is just a 3 minute walk away and there are plenty of boulangeries and shops close by

Buses leave the terminal every 20 minutes and takes about 30 minutes - price 6€ / person
Enjoy the ride along the Promenade, once in Nice the bus turns left, you will go past the Place Massena, then the « Coulée Verte » (gardens) on the left side.
You need to get off the bus just by the Muséum of Modern Art, name of stop Promenade des Arts
Start walking in the same direction as the bus. At the end of the museum’s gardens you will arrive at a major junction -> go left.
Walk past the « Square Head » (easy to understand why its called that once you see it)

The avenue des Arènes de Cimiez is the 2nd street on the right (uphill road)
