Immaculate ground floor apartment on the Promenade des Anglais sea front.
This one bedroom air conditioned apartment does not have a sea view but has a front entrance on the Promenade des Anglais sea front and a rear entrance (Ave de la Californie) with great amenities including restaurants and supermarkets and for food lovers there are a range of great shops selling, fresh pasta, fresh fish and oysters, a specialist shop for connoisseurs of wines and champagnes and a couple of superb patisseries.
Location: The area is less touristy than the centre of Nice so have your French dictionary ready! A walk or cycle along the sea front (with cycle path) will get you directly to the shopping centre of Nice or the Old Town. Office: The apartment has an office with desk, office chair, USB sockets and the whole flat has access to high-speed wifi.
Living room: The Living room/diner has cable TV and a double sofa bed.The American kitchen is fitted with microwave/combi oven, ceramic hob, washing machine, fridge, dish washer and wine chiller. There is also a filter coffee machine, toaster, iron and ironing board.
Bedroom: The bedroom has a double bed with plenty and shortage space with a double wardrobe, large chest of draws and an HD TV.
Bathroom: There is a shower room with stylish sink unit and luxury toiletries provided, and a separate toilet.
For the benefit of guests who follow you there is no smoking in the apartment.
Pets are welcome and couple of doggy bowls and a large dog bed are provided. M
Mobility: The apartment is not specifically adapted for people with mobility needs but has advantages for those who require them. It is on the ground floor so no lift required and although it has steps going up at the front of the building from the Promenade the back entrance is at street level. The apartment has no internal steps, a walk-in shower and a separate toilet.
TRANSPORT
CARS
There is free parking near the apartment and a base for electrical car hire service run by the City of Nice.
Busses: There is a bus stop opposite the rear entrance, which takes you directly to and from the international airport terminal in less ten minutes and to the centre of Nice in the opposite direction also in less than ten minutes.
Trains: There is also a bus directly to the central train station (10 minutes) with trains running along the coastline to Cannes (40 minutes), Monaco (30 minutes) and the Italian town of Ventimiglia (40 minutes).
Air: All the low-cost airlines and most of the National Carriers fly into Nice from fifteen UK airports. The flight time is between 1 ½ - 2 hours from London.Bicycles are provided by
Bicycles: the municipality of Nice free of charge for the first hour with the 'Vélo Bleu' service with the electrical vehicle hire service with the municipalities 'Auto Bleue' service. There are bases for both these services within a couple of minutes walk from the flat.
Activities: For equestrians there is horse riding available at the Club Hippique de Nice and in winter for skiing enthusiasts Isola 2000 is only 75 minutes drive and there is public transport.

Je recommande pour un couple ou 2 personnes maximum
Appartement très bien situé juste en face de la promenade des anglais. L’appartement est bien équipé. Cependant nous étions à l’étroit avec nos enfants , salle de bain minuscule, aspirateur qui n’aspire pas , étendoir à linge qui ne tenait pas. Sinon très bien équipé. Réservé en plein mois d’août nous avons galérer à trouver de la place à chaque fois que nous devions nous déplacer.. Place dispo payante ..
Appart sa nous avons quand même apprécié nos vacances , Nice est vraiment beau !

Agréable
L'appartement est très bien situé, c'était agréable de se balader sur la promenade des anglais quand il faisait beau. Les magasins alimentaires n'étaient pas loin. A pied il est possible de rejoindre l'ancien Nice. L'appartement est très bien équipé. Il y a le confort nécessaire et le prix est très raisonnable. Je le conseille fortement.

Good apartment on promenade
As frequent visitors to Nice we were fully aware of the location for this apartment and were happy to walk along the promenade or take the bus into the centre of town,however the extensive roadworks right outside the back door was unrxpected and quite disruptive especially when they laid a footpath touching the rear step.
The apartment itself is exactly as described by the owner on trip advisor and the included photos gave a good impression of what to expect.
The place is well equiped and the kitchen area is of good quality.
The bathroom is small but that is shown quite clearly in the photos.
The sofa bed in the kitchen diner is probably good as a suplimentary bed but is very uncomfortable to sit on.
This is a well placed apartment close to the airport with amenities close at hand,the owner provides a comprehensive download for both transport and access with a professional welcome from a manager.

I did not know about the roadworks but I know that they are planning a tramway along Ave de la California. Hopefully it's this and it will be finished soon. The tramway will go into the terminal and the city centre so it will be great when it's finished.
Sounds like I'll need some more cushions for the sofa!

Neat and bright
Apartment was neat, bright and well equipped. Well located at the Promenade des anglais across the road from the beach. There are two convenient stores, a beauty and barber shop, and a cheap restaurant in walking distance. Great place for the value.

The area (Fabron) is a residential neighbourhood with all the shops you would expect that might service a local clientele. There are, however, restaurants that extend from Ave. de la Californie though to the sea front where you can dine with a sea view.
It is not in the centre of Nice but access to the centre or the Old Town is easy with excellent transport links by bus with a stop outside the apartment, or a 5 minute cycle ride on a bicycle form one of the municipal bike hire bases, and there is one opposite the apartment also. If you like walking the centre is about a fifteen minute walk along the sea front.
There are no clubs or noisy bars nearby.
