A short five-minute walk on the flat takes you into the heart of the village. Arboleas village centre has all of the daily amenities needed including a medical centre, excellent restaurants, shops, supermarkets and tapas bars. The village also has a large market every Saturday morning which is quite a weekend event. Another bonus for this villa’s location is the close proximity of the coast but without the congestion. The property is completely walled & gated and provides off street parking for several vehicles. There is an established garden area with citrus trees and palms overlooking olive groves and open countryside. The largest of the three bedrooms; a huge double with two banks of fitted wardrobes has an enormous en-suite with walk-in shower and separate bath. The next bedroom is a generous double room with fitted wardrobes, en-suite shower room and patio doors leading directly out to the terrace and pool area. The third bedroom is another double bedroom (currently presented as a twin room) with fitted wardrobes and an elegant guest bathroom. The bright, airy & generously proportioned living/dining room is fitted with an electric fireplace. Patio doors from the living room open out to the pool & terrace areas and this is where the villa really shines. The whole pool and rear terrace area is covered with an enormous fly-free enclosure. There are both shaded and open terrace areas suitable for sunbathing, lounging and al fresco dining. This entire area is a wonderful lifestyle space, the benefits of which can be enjoyed both day and night. The large, modern kitchen is fully-fitted with modern appliances and with stylish black granite work tops. The double aspect windows ensure the room is bright and the views can be enjoyed whilst cooking. There is also a separate utility room with a full-size clothes washer and dryer and a side/back door opening out to the driveway. All three bedrooms and the living room benefit from fly screens and ceiling fans are installed in every room, including the kitchen and bathrooms. All windows and patio doors are fitted with persianas (rolling shutters). A broad range of Spanish and English cable television channels are provided as is high-speed wireless Internet throughout the property. It is just a short 35-minute drive to the beaches of Mojacar, Garrucha, Villaricos and San Juan de Terreros. A 30-minute drive to an amazing water park at Vera Playa. And Mini Hollywood is about an hour away. Summing up, this spacious Villa with a 10 x 4m pool, large modern kitchen, A/C and heating throughout, open views, an enormous fly-free outdoor living area, short five minutes’ walk to amenities, short drive to the beaches or five premier golf courses and/or the mountains nearby makes the ideal holiday home or long-term rental.
